RRC Princess is a pretty good example of how to incorporate a facade into an almost entirely new building in a stunning way.

RRC is a great example. The new building height matched the existing building, so it worked well. It really does look great..

Not sure what the plan is for the Winnipeg hotel, but if it's a bigger building and the facade is stuck as a little blip in the corner, a la Centrepoint, it just looks weird. IMO.

For RRC Princess, it wasn't so much the planned building height magically matched the old facade but rather the building was designed in a way to make them match up. CentrePoint could have done something similar but instead left the old facade basically floating freely in front of the building.

Which raises an interesting question about the downtown Bay building -- is there truly any significant heritage value left in the building that has been renovated many times over the years for retail use?

Some rumblings....

...been hearing little bits about St Mary and Donald (SE)....I know nothing else

...Parkade structure for 185 Smith this winter - I haven't been able to confirm site though

...3-6 storey Office and parkade across Tache from St Boniface Hospital

...Some kind of large project associated with the 16 storey student residence on Pembina

Either way, you wouldn't even notice RRC was just a facade without knowing or looking very closely.

The one on St. mary had some drilling done last year. So seems something is has been progressing forward. I keep forgetting. but is that one MPI. Or do they ony own the SW lot?

Would this be on one of the new(er) surface lots created by the hospital? SBH has been a bit of a cancer on the area, especially on Goulet, in recent years. It'd be nice if they started being good community member and developed their lots while creating new parkades instead of just flattening the area for more surface lots.

I would assume this is across the street on Tache, where they tore down the building last year.

The two fifty foot parking lots to the south of 185 Smith are part of the same parcel. They will ultimately build there.

Feels like we've been hearing on and off rumours for the SW/SE corners for years now. Hopefully we aren't too far away from seeing something finally happen there.

This also makes me wonder...what are the chances of development on the NW/NE corners of Donald and St. Mary? The NE corner has a fairly small and modest office building that seems suited for redevelopment. Although I'm guessing the NW corner is off limits since it's the loading area for Cityplace… the only way to really do anything there would be to build over top and leave the ground floor for loading. Or could the loading area be shunted to the underground level?

So I can't/shouldn't say much about many of these things.....but

Donald and St Mary - SW corner is owned by MPI - the SE corner is where they did the soil testing last year. I have heard there is some things slowly coming out about this one

The project on Tache across from St B is on a surface lot.

185 Smith, I couldn't remember which lot it was for the parkade, but Labroco likely has it right.
