It would be nice if the federal government gives the loan even without an anchor tenant signed up since this tower will fill up. That being said, hopefully, RXR is being straight-forward with respect to their claim that they will have a tenant soon.

I like the optimism but won't be actually celebrating until a tenant signs.

This has been posted before, but it warrants a repost because these photos are so amazing!

https://www.wsp.com/en-us/projects/175-park-avenue

How amazing is this going to be? (That's a rhetorical question per se.)

By the way, the final photo provides further reason to get rid of the elevated roadway that strangles the top of GCT.

The design has been altered since those renderings, but looks just as good.

If, in fact, RXR’s claims are genuine, this and 350 Park, two extraordinary icons, could be rising almost simultaneously.

I can’t wait to see what will rise at 625 Madison, 10 W 57th, 41 W 57th, and 1 E 57th. This might be a true golden age!

This WSJ article briefly quotes Rechler regarding 175 Park, but it doesn't provide any substantive information or status updates.

https://www.msn.com/en-us/money/realesta...d=6b44389442754b8c94f262dd53f14287&ei=11

Quote:
Developer Scott Rechler and his partners announced plans for 175 Park Avenue, a $6 billion tower near Grand Central Terminal that is slated to be the tallest commercial building in the Western Hemisphere when completed in 2032.

“There’s not that much availability around Park Avenue,” Rechler said.

A little reverse migration…

https://therealdeal.com/new-york/2025/03/24/park-avenue-offices-surge-above-competition/

Quote:
Beyond being associated with Manhattan prestige, Park Avenue’s attractiveness surged upon the completion of the Long Island Rail Road extension to Grand Central, making it even easier for Long Island commuters to get to 42nd Street and above.

Additionally, Park Avenue is attracting businesses that jumped to Hudson Yards in recent years. At least three tenants have moved from Hudson Yards to Park Avenue since the pandemic, according to Cushman & Wakefield.
Quote:
There are more office developments on the way. JPMorgan Chase plans to open its $3 billion office at 270 Park Avenue this summer. RXR and TF Cornerstone are seeking financing for 175 Park Avenue, which is expected to be the tallest commercial building in the Western Hemisphere upon completion.

And last week, the 1.8-million-square-foot project at 350 Park Avenue, spearheaded by Vornado Realty Trust and Ken Griffin, became the first office tower presented to the City Planning Commission in five years.

I hope that the Feds give RXR the loan.

Beautiful rendering.

That's an old rendering. I still say the current design is an improvement.

I prefer the straight lines of the original rendering, as it makes the tower look taller, but I also like the fewer setbacks in the current design.

I've spoken my piece already.

The previous straight-line vertical piping was more sophisticated and made the building looking taller, so in my book it was better.

I'll take either. But it may be that possibly two side of the new version may have straight-line vertical piping from the rendition? Or maybe they may only do two sides with the more intricate cross-pattern anyway... I'm thinking about 3 World Trade Center and NY by Gehry which were 'simplified' in their design a bit...It seems that all four sides of the cross-pattern may be too busy... and costly...

Taller isn't always better (Central Park Tower calling). But I think the designs here speak for themselves.

I think the newer version better integrates with surrounding towers like Chrysler, and even Vanderbilt.

Removal of the crown also shows the superior design.
