Just how the powers that be want it, who either already own and/or inherited. Artificially inflating valuations by constricting new supply based on outdated zoning and land use codes.

Just like... San Francisco.

Just watched an episode of Engineering Catastrophies on SCI regarding a bridge collapse in Australia. Afterwards they talked about sprawling cities engineers build to last and a nice shot of the Google Tower from the southeast was featured along with the surrounding buildings. Pretty cool and didn't expect that.

They showed 2 other cities, one in Asia, and the other was Dallas.

After Years of Disrepair, East Austin’s Historic Givens Pool Finds Its Future

The City of Austin’s historical neglect of park facilities east of I-35 compared with the central crown jewels of its system shouldn’t come as a shock to anyone familiar with the historical neglect of almost everything east of I-35, but what’s more obvious lately is the city’s own institutional awareness of that inequality, now cast in a harsher light than ever and not easily fixed by HR-friendly buzzwords like “equity” or “inclusion” since the issues at hand are often structural — not metaphorically, but in the literal sense of, say, a crumbling swimming pool leaking 120,000 gallons of water each day.

But the failing infrastructure that closed the pool of Givens District Park after more than 60 years of service to a historically Black community in East Austin is now set for a bond-funded renovation, and by all accounts the community engagement process informing the city’s vision plan for upgrades to the park and its pool was highly sensitive to the past and present of this neighborhood. We got a closer look at the new Givens District Park Aquatic Facility at a presentation to the Design Commission last week by representatives of the Parks and Recreation Department, Marmon Mok Architecture, and landscape architects Coleman & Associates, and the plan secured the commission’s unanimous recommendation — although commissioners mentioned that there ought to be a little more diversity in the renderings.

Would be nice for Simon to redevelop Barton Creek into something like the Domain and have a restaurant a few stories up ... where Dillards #2 (Men's apparel) is located. The view of downtown is spectacular from there.

Five to six years from now, once the current pipeline of buildings is built out (from West Campus to the west Capitol area to the CBD/Rainey), that is going to be quite the view. The city will look huge from there.

Remember...Simon only developed the first phase of the Domain - From Neiman's south to Macy's. They are mainly retail developers.

Endeavor, and a few other CRE groups, developed most of what you see in the rest of the Domain area.

Also, in roughly the same area, Barshop+Oles is trying to redevelop Brodie Oaks Shopping center into a Domain-like project (with buildings up to 25 stories).

If they ever redevelop the LINE Hotel, they should build something like VIA 57 West in NYC. I'm not sure exactly how the waterfront overlay setback requirements would shape the possible profile of the building, but it could produce something similar. The thought that this might be normal for apartment living in Austin is...a turn off to apartment living in Austin and could be fuel for nimbys.

Residents say anyone can get into their south Austin apartment, fear for safety

I can't believe how many negative reviews the Post South Lamar complex gets on Yelp. https://www.yelp.com/biz/post-south-...ustin?start=10

A few years back, I commented on the big new Texas Donut apartment projects up on North Lamar and Burnet Rd., speculating that some of these complexes would likely go downhill fast and possibly become infested with criminal activity, drugs, etc. Unless the Post South Lamar management gets its act together fast, that is exactly what this complex will become over a short period of time. A South Lamar address may seem quite desirable, but there are considerable downsides given the large homeless population tucked away in the woods and under the highways at both ends of the street. These complexes will be plagued with problems unless they are properly secured and have top notch on-site security staffs.

^ Apartments are typically only as good as their landlords or property managers, regardless of location (same applies to rental houses). I think the residents are right to raise these concerns.

I mean, I worked in an office off of 360 in Westlake that abutted the green belt.

They had a completely unsecured floor that had a restroom with a shower that was accessible to anyone who wanted to.

Homeless people are absolutely not stupid, if they find out there is easy access to a shower/bathroom facility they will use it.

Property management wouldn't do anything about it because there was 1 tenant in a breezeway that needed bathroom access and that tennant didn't want their customers to have to use a keycard to get to the bathroom.

Our company occupied 5 floors so I just took the (secured) elevator up to one of our other floors.

If I was homeless and there was a nice luxury apartment that I could easily jimmy a door open and have a place to sleep I can't say I wouldn't do it on a cold night.

Honestly, I have no idea what POST is thinking. They could very easily charge higher rent and have full occupancy if they invested some money into like working door locks and some on-site security. I mean, no skin off my nose as long as El Naranjo is doing ok. :p

That's such a great building. I love it. Looks like something you would see in Europe
