I bid on part of this project last summer and if I am not mistaken they changed the plans quite a bit from the renderings to bulk up the building and bring it closer to all sides of the property, especially the lane on the south side.

It looks very similar to the original... still four storeys. Maybe it just stands out because it's noticeably taller (although not by much) than the 2.5 storey homes that surround it?

Rolled by this morning on the way in to work. It's a beast. Haven't looked closely but are the floor heights maybe 9' or 10'? The thing 'feels' like it's 5 stories.

Could be since it's a commercial mixed use building.

Looking at the rendering. First 2 floors are taller than the top 2.

Looks very cool. Look forward to the neighbourhood losing its shit because there's a low parking ratio as it did with the previous applications

Walked by last night and they've installed really nice uplighting on the roof and steeple. Even with the scaffolding it looks great.

I know that is a substantial parkade there in that last photo, but the area in front of the existing 3 towers just screams for 2 more 30 storey towers and maybe some park space.

I've always thought the same thing, you gotta think they must have left the ability to build another tower or two somewhere. For sure he lower parking lot of 11 Evergreen, as it seems to just be the actual ground. The grass in front of 1 Evergreen would be a good space too, but that would also make for a good little park. Even as it is with just being grass right now, its used quite a bit by residents in summer.

That parkade is annoying because it's basically an underground structure without anything over top of it, so the end result is a space that basically looks and feels like a big surface parking lot. Kind of like how Winnipeg Square was until construction began on the 300 Main tower.

Was it ever envisioned that something, even parking expansion, would one day be built on top of that site? It would be annoying if this is as good as it gets.

I am sot so sure the residents in towers 1,7,11 would agree, even though I like the idea of 1 or more towers. Even 1 taller structure towards that gaping hole on Osborne & some mid rise with townhouses facing the green space west?It has been 37 years since the last tower & room exists in a fairly pricey area in terms of land value & I would think the density in that quadrant makes another building or 2 justifiable.

A ~10 story midrise on the site of the Shell station would be nice too. Although I imagine that to the residents in that area any new development and the traffic it would bring would ruin the entire neighbourhood
