Their watered down plans for Ambleside means the province will step in to force more housing on West Van

These are some of the medians getting removed to make room for the new bus lane. It'll be interesting to see the final layout of the road it's such an odd intersection of roads at a weird diagonal.

^Ah interesting. I was wondering what was being built here. Looks quite prominent even all the way from the Stanley Park seawall.

There should be a second Seabus terminal there to provide more access to North Shore.

They aren't building a terminal for 900 houses/it has a horrible connection to the rest of North Van. Throw in that it's a 15 minute walk to the Quay.

Construction update from last month

Quote:
North Harbour is a 12-acre master-planned community for living, shopping and playing on the waterfront in North Vancouver. We recently celebrated a major milestone: all four buildings in the first phase have reached ground level. The first condominium building, Drift, has progressed to the sixth of nine levels. Aire, the second and third condominium buildings, as well as the adjacent rental building, have complete foundations and parkades as construction continues above street level over the summer.

Idiots.

Quote:
The structural engineer who signed off on the demolition plan specified that the loads deemed to be safe on the floors were calculated based on the weight of the excavator alone and he explicitly cautioned that “all debris demolished and dumped shall be cleaned away before excavator work on those areas.”

The engineer did a site visit a few months before the incident and saw a ramp made from demolition debris being used to move equipment from one floor to the next, and warned Done Right not to use it because it would be too heavy for the floor.

Done Right’s demolition plan lacked detail on how to deal with the accumulated debris and the company did not adequately communicate the plan’s procedures to the workers, WorkSafeBC concluded. The job site was also lacking oversight that could have prevented the accident.

“The instructions prescribed by the engineer in the demolition plan were not followed,” WorkSafeBC’s report states, adding later: “Done Right did not recognize or take any action to address the discrepancy between what was prescribed in the plan and what was actually being done.”

Lack of experience was also likely a factor, as Done Right had mainly worked on wood-frame residential buildings and had never performed a demolition using excavators working from within a multi-storey building, the report notes.

Looking at that site, I can't help but think that it would combine nicely with a redevelopment of the adjacent Westview Shopping Centre. There'd be room for significantly increased density, especially if the mall parking was moved underground. Who knows, it could even lead to a commercial zone with a decent layout and proper traffic flow rather than the mess it is right now. Plus, both properties are in the City which is more pro-density than the District. One can dream...

West Van - Caulfeild Area Plan

Quote:
With the “Land Use Contracts” for +700 properties set to expire next year in West Vancouver’s Caulfeild Area, the District seems to be blowing off the province’s housing targets presenting 3 options that range from retaining the status quo to outright downzoning

Consultation on these changes, or lack thereof, has already started, with a survey & more information at the link below. Alternatively, two in-person events will be held at the Gleneagles Clubhouse on October, 18th & 19th.

There's a slight chance that West Van Council wants to concentrate the population around Dunderave-Park Royal, and this is part of it.

If not...

There's some density planned for above the Upper Levels but to expect much density in Caufield might be a mistake versus housing in Ambleside or Park Royal.

Interesting. All the signage for the new Anthem building on 3rd, between Lonsdale and Chesterfield is gone. They built the new building closer to Chesterfield, and then were going to build an identical one next to it, after demolishing the strip mall.

After digging out some of the ground, now its been seeded with grass and all the signage is gone

They didn't mention it all in their Spring 2023 newsletter so maybe it's on the backburner? I wonder if Pattison will go ahead with that project on the old Husky site.
