I thought they are backed by the Ontario Pension Plan? All the more important that phase 1 be successful so as not to lose its support. So far every surrounding developer, property owner has benefited from this project. Ironically Shape is doing all the work, planning, sweating, Carter car dealership just need to sit there and harvest. Location, location, location is the key.

if bldg 1 has 56 flrs, do those count the penthouses or ? hard to tell but seems they're around 54 flrs.

What makes you say that?

I doubt they would have underestimated the impact a project this size would have on the revenues coming from the existing mall.

The only way they trip up is if they bring in some low level tenant into the new portion of the mall.

While this remains a risk until tenants are announced, I doubt the team behind Luis Vuitton would bother investing if they felt high vacancy and C-class tenants were a likely scenario.

Plus they sold 1400 homes already - say an average of $600,000 a transaction that's $840 million gross.

I'm sure the costs have risen quickly on Shape/HOOPP but they are doing just fine on this project.

Keep in mind they bought the site in 2010 for just $99 Million. Easily one of the best real estate deals in Vancouver's history.

HOOPP's asset portfolio is worth over 60 billion, billion with a b. I doubt they have any issues with interim financing. They will come out on top huge by the time Brentwood and City of Lougheed are both built out.

PS yes yes yes I really hope the friggin "Amazing" is dropped from the final name, which I believe they will.

The signage already doesnt have it. It only has the

I'm sure once theyre done building it'll be gone.

Well that gray box only has tiny silver "brentwood" plastered all over it, very nice detail when looking at it close in person.

I believe the 'Amazing' tagline is just for the residential promotion so should indeed drop off post development.

Malls change their marketing all the time so I wouldn't get too worried about it.

It is metro Vancouver, so probably just a dull poster (lit if we are lucky!)

Still waiting for the two video screens promised with the Telus development along Robson and the new larger screens to replace the old ones at Best Buy downtown...

Please make it a video screen , it will be amazing at night. Solo District has one facing Lougheed . It show date on it, I believe. Wilingdon/Lougheed corner needs some light anyhow.

It would make sense, given the commercial emphasis and direction, but then look at how dull Metrotown is for lighting / screens... (save for then amazing feature proposed with Gold House, which I hope is realized and isn’t shit off soon after completion...) In other worlds, I wont hold my breath.

Seen countless projects originally conceived with screens and lighting features that never come to pass.

Sometimes this region amazes me.

Everyone throws in water features like were California - its dark and gray 8 months of the year.

But yet - propose some lighting features, that actually make sense in a rainy, dark climate, and its a no go.

No doubt, I'm sure its not cheap.

However, on balance, I'm sure its not much different than water features?

I would think less costly particularly due to rapid cost reduction in LED assemblies.
