Crossing the Lions Gate Northbound and looking to the right, the Squamish Nation has done a lot of site prep on a substantial portion of their waterfront area. I know its in their longterm plans to build market residential towers there for non-members but I havent seen any definite plans. Am I jumping the gun and assuming theyre about to make that waterfront community a reality?

No, thats nowhere near waterfront property. This is beyond the traintracks.

Did they finish the soil remediation down there?

On April 11, 2019 the Nation repaid the outstanding
balance of the Department of Environment loan (the

In 1974 the Nation and the DOE entered into a loan
agreement where the DOE provided a loan to the
Nation in the amount of $4,702,233, bearing interest
at 7.25%, to be repaid by the Nation over 71-years
(concluding in 2045). At the time of the loan, this was
highly benefi cial for the Nation given that the Nation
stood to earn a signifi cant amount of lease income
over the 71-year lease agreement with the DOE, and
the Nation did not have the resources to buyout the
existing lease. However, with a loan term of 71 years
and an interest rate of 7.25%, this meant that the
Nation would pay interest of approximately $18 million
over the term of the loan. As such, the Director of
Finance recommended, and Council approved, of a full
repayment of the outstanding balance of the loan in
April 2019 ($3,699,642).
The repayment of the loan in 2019 will save the
Nation approximately $4.6 million in interest that
would have otherwise been paid if the Nation
continued to repay the loan until it expires in 2045.

In that doc, the bottom of page 11 has a rendering of the sort of scale that they were thinking about developing that area into. The current site looks cleared and ready for some sort of redevelopment.

It sounds like Translink is looking to develop the North Vancouver Transit Centre site themselves.

Probably best to sit on it for now; they're only allowed 2 FSR under the 2014 rezoning.

D'oh. Fixed.

Preaching to the choir. Ideally, they'd get up to ten floors and a SkyTrain station as well, but that might be pushing it.

Are you think of a Nesters-scale grocery? I think Whole Foods/Save-On/City Market are too close.

The empty lot - the long-time home of the Boy Scouts' seasonal Christmas tree sales lot - is the subject of a proposal for 200 residential apartment microsuites. The majority of the suites (79%) would be approximately 350 sq. feet, with 8% studio units (362 to 378 sq. ft.) and 13% "Adaptable Units" (466 to 497 sq. ft.). District council is still considering the proposal as best I can tell:

Some have pointed out that this is basically just an updated version of servants quarters for West Van. They still don't want anyone new living there, but they've realized they need workers at their businesses, so they're willing to concede this small development on the edge of their City that will maybe house the workers.
