10711 Burnet Rd MF site plan was approved and released today (edit: yesterday). I expect this to be the next big ground breaking in the Domain area.

Edit: That was a very quick approval having only been submitted June 14, 2022.

I thought it was incredibly unlikely but now it seems to me the arena tower replacement will be something much larger than original plans.

side note: good lord how far behind is google maps 3d in the domain area? 5 years??

It would be so nice to have some kind of low speed urban people mover from rock rose to the new red line train station. Maybe I’m being lazy.

May not be at all viable but perhaps the Boring Company could offer some options there? Run a few people movers down there.

Coming from someone who uses Google earth almost daily, the Austin area has some of the most overall up-to-date google 3d data, at least that I've seen. Most of the US is behind by 3-5 years and anything outside 5-10-nothing.

Since they start counting at 3 levels below grade, and do not count the ground floor, this is 26 levels including the penthouse.

CapMetro's original "Connections 2025" study proposed a circulator bus in the North Burnet/Domain area (and one downtown).

That never happened, but presumably could still be on the table the next time there's a large reorg of the system. Which probably makes sense to defer until light rail is constructed (I'm assuming lots of routes will change then, with more buses being oriented E/W feeding into the rail instead of N/S).

I'd be happy if they put in protected bike/scooter lanes from the new train station that go into the heart of the Domain. I'm not holding my breath on that happening though.

per only Rock Rose would be amazing, but I doubt that'll ever happen.

What do you think the chances of Arena tower turning into an upscale hotel/resi/office?

I would think the project will get out of the office market and be pure hotel/residential but it seems the domain is still getting office towers built so idk.

Don't forget about Verde Square. Pedestrian only square surrounded by retail/entertainment, hotel, office and residential all right in front of the stadium on Bright Verde Way!

I wonder if a super high-end hotel brand (maybe IHG) would work there with resi attached. Something slender and glassy....

There’ll be separated bike lanes or shared use paths on both sides of Burnet, as part of the corridor work. That’ll be functional, but longer term a nicer ride would be on lower traffic streets. We need the proper parcels to redevelop so Aguilar will connect further north to broadmoor/uptown. Then across on Palm.

If Pickle ever redevelops, that might provide a better bike connection through to the Domain too.

They're planning a pretty good chunk of the Domain to be allowed for up to 491 feet.
