A city like Toronto has been handling this current construction boom for many years now, and honestly,can continue to as long there's demand (which there's an incredible amount of from new immigrants and locals) and the utilities/systems to provide for it (which there is, and those same systems are being updated to handle new populations......except schools are having alot of trouble as of late.)

The vast majority of towers under construction don't begin until the units and/or sq. footage has been at least 75% sold... towers built on spec are rare. As soon as the tower is completed, it's filled up! There aren't any empty buildings sitting around...

Pre leased is pretty much a given the space will be occupied barring some extraordinary circumstance. Pre sold doesn't guarantee occupancy. That said, Toronto compares favourably well to other investor driven markets when it comes to sitting vacant units.

Keep in mind Toronto/Canada is extremely conservative in comparison to the US when it comes to commercial/office space usage and development. Tech is the driving force behind the office boom. A bust would be bad but, you still wouldn't see the numbers that are common throughout in the US.

As far as all the proposals, it's not outrageous to assume the combined number of square feet/units represents well over ten and even close to a 20 year supply. There's close to a thousand active and inactive proposals.

Toronto has been building at this pace for 20 years now, with no sign of slowing down.

It's about to massively slow down: the big push now is to get all these proposals in before the government changes the law, neutering the OMB and effectively allowing the cities to downzone their territory and blackmail developers if they want to build. OMB was the best board in Canada (and much of the States), it was crazy to kill it. A real loss.

Just saying...a lot of people will find your opinion problematic.....mostly because the OMB was the easy "pass" for a developer to get any proposal to get through and approved without considering the community or city....which is the main reason its being brought down from my knowledge. There were other issues with the OMB......but IMO, I think the Municipal Board needed change......

The city ISN'T building it all, private developers are... they are in it to make a dollar.

The big downtown proposals get all the attention but it's all these smaller projects across metro that will transform the city. The periphery needs the investment more than downtown any way.

Lighthouse Tower - 182.3 metres? that's 25.3 metres taller!

YC Condos is 0.5 metres taller

E Condos is 1.3 metres taller

Thanks for posting, Maldive. In addition, there's a huge number of proposals in the pipeline, though there have been no major new ones announced in a while. I wish someone here had an inside track, and could update us on the status of projects as they wend their way through the approvals and sales processes.

I can tell you right now, a good deal of projects are in sales. Peter and Adelaide, 40 Widmer, 101 Spadina (soon), Final phase of Cityplace, and others I can't think of at this time. 49 Spadina is going ahead with demo, as is Home and Halo.

I'd love to see 400 Front west go somewhere soon.....but it's in the OMB and the city is demanding a good few changes which is understandable considering it's location.
Hell, up in St. Clair West, the Barrington is well underway, and that Bugo project is finishing up, crane is gone.


We're mostly down to observation and looking into things.

89 Roehampton, or E2 Condos is now starting....the school was demolished. The new condo buildings next door will be torn down soon....I'm rather mad about this development (48 floor tower)
