So zone for midrises and offices, like what Cap Mall will probably end up as. A grand total of nobody has suggested forty-floor condo towers, only that Park & Tilford is underutilized as a strip mall.

99% sure most midrises count as towers, but whatever.

I noticed the former Swiss Chalet and later Iranian restaurant spot near cap mall has been demolished and been made into a garden.

It's on Google Maps getting demolished in April 2023. Seems like a long term redevelopment play like Cap Mall.

Or a demo clause makes it unattractive to even come in for 5-10 years.

Back in 2007 they said some Korean owned investment company owned the far corner Capilano Village mall. Weird collection of businesses.. a marina and strip mall in North Van while the rest of the business is mostly focused on agricultural.

Does anyone know what the Squamish Nation is building along Welch west of Capilano Road? I had not been along there for a while and there are some multistorey buildings under construction. I didn't notice anything on their website when I looked earlier today.

If I had to guess where the towers'll go, I'd pick the empty lot where Senakw Road trails off (yes, there's a Senakw in North Van... won't that be confusing?) - that gives them a continuous throughway from Spirit straight up to Marine with minimal demolition.

At 6.7 hectares, the mall and its surrounding parking lots are almost twice the size of the Harbourside Waterfront site currently being developed. Because it is so large and complex, Capilano Mall will require its own master plan before there is any indication what mix of residential/commercial and amenities will be included in the proposal that goes to council for a vote....

Currently, the transit lane ends about two-thirds of the way down the hill from Queensbury Avenue, requiring the R2 to merge with general traffic for about 650 metres before getting back to a bus lane....

That Edgemont Chevron site is on the market as a possible development site:
