An item was carried at the Planning Committee on August 26, but since there were no speakers, they did not specify what it was. Furthermore, trying to find Planning Committee docs on the City's website is impossible.

Anyone know what the item was about?

It was to add hotel use to the property.

Looks like an LCBO/Whole Foods combo, or something like that.

Also a Starbucks, or more likely, Morning Owl?

Changes approved by Planning Committee:

 Add ‘Hotel’ as an additionally permitted use.
 Delete the provision “All uses are prohibited within Area B on Schedule 89B
except park and existing uses until the holding symbol is removed” as a technical
amendment. This provision stems from a 2015 rezoning and should have been
removed through the September 2020 Council approval.
 Add a provision to permit car-sharing parking spaces.
 Add provisions to require any parking provided for a Hotel to be in accordance
with zoning and not count towards the 84 spaces limited to non-residential
parking.
 Ensure that where a hotel is provided, the total Gross Floor Area for all
non-residential uses does not exceed 45 per cent.
 Modify the holding symbol provisions to allow for partial removal of the holding
symbol for phased development.

Based on McKenney's comments, another parking entrance would be added on Bay for the hotel use.

Excited for this one to get built, probably one of my favourite proposals in the city right now. Let's hope it's built as-is and not dumbed-down or revamped at the last minute.

No, just two floors of 20,000 and 30,000 sq.ft. retail, stacked, likely requiring a nice little escalator a-la Lansdowne Whole Foods. The 2nd floor is kinda small for a grocery store, but still.

Maybe a Loblaws urban thing, with a shoppers on the ground floor?

Or Urban Outfitters #2 lol

We need a home furnishings/imporve store downtown. Always have to drive to the suburbs for that. Really hope it's not a Whole Foods on the grocery front, as that place is super pricey.

The former Loblaws City Market at College & Spadina sounds similar to this, escalator and all. Recently vacated and replaced with a T&T. It has a TD in the ground floor. I think the grocery section only totals ~30K/sqft.

I'd be surprised if Ottawa got two Whole Foods within such a distance to each other.

I hope McKenney is wrong, because I don't see how another entrance could responsibly fit into such a short piece of frontage on Bay.

I'm still worried they have chopped it down to 33 stories or less. There are different floor counts everywhere for this one, even their own website says 33 stories last I checked, yet the planning documents say 35, and there was once a plan to chop it to 30 if I recall. 35 stories is needed here to break the tabletop.

Honestly, if they chop it to 30 I'm leaving the forum. This was supposed to be the tower to finally break the 28-30 storey stalemate in the CBD and open the doors for maybe 1-2 40+ in the future!

The physical application sign onsite still says 35 stories

The October 2020 rendering seems to have 37 floors (I assume mechanical penthouse accounts for two of those). June 2021 docs have it as 23, 29 and 35, with the 35 on Bay (further from the 300-372 foot CBD wall on Lyon, so bonus).

The 29 floor tower on the south-east corner of Slater and Lyon will house residential and the hotel. If it's a mix, I doubt it will have 622 hotel rooms as stated in an earlier document.

June 2021 site plan does show an exit, presumably from the parking garage, on Bay.

So anyway, everything still seems to point to 35 floors for the tallest. If it was approved by Council, I doubt they would voluntarily knock out 2 floors for the hell of it.

EDIT: just realized that every tower is identified as Residential/Hotel, so who knows where the hotel will end up.

One theory on tower height discrepancy might be, and it's still off even with that, they might count the tower floors separate from the podium floors. That's not unheard of for a developer to sell a "20 storey tower on a 3 floor podium" for a total of 23 floors.

But again, that would still be off by one floor for this project (36 floors instead of 35).

It appears that this has been split into two proposals by separate owners with the first phase being the shorter 2 towers. There's also new set of renderings that are largely the same, save for a few changes to things like the glass (darker and less blue) and the now multicoloured wall installation on the woonerf.

Interesting. The two towers there look to be 23 and 31 stories, and the massing for the third tower makes it look significantly taller. Imagine if we go 23, 31, and 45 here with this design language. The prominence would be insane being up on the bluff. This would be Ottawa's landmark development.

If it makes you feel any better, the barrier seems to be broken in other parts of town (Bayview, Preston)
