Love the full floor to ceiling windows! It's odd that this allowed but other buildings are required by the city to reduce the window size with spandrel?

Curtain wall possible only without many balconies sticking out. We should have more buildings without so many balconies .

No it has nothing to do with balconies and it doesn't have to be curtain wall to have full floor to ceiling window. The city wants buildings with less windows because it's more energy efficient, hence the spandrel.

It may have been officedweller who was saying that the smyth (I think) was only allowed 50% window the rest had to be spandrel

Yeah but I think people are more impressed by the sleek glass look, even with spandrels. Dark glass and dark spandrels without balconies sticking out would make a tower look really awesome. Examples are Wall Centre Sheraton, Shangri-la and Trump tower.

Yeah, the architects of the Smithe in the UDP minutes were touting that they had brought the window area down to 50% (i.e. that it was a good thing).

I think one of the building codes requires that low a percentage of window area.

the one with the yellow and blue wrap is the Duke on Kingsway. You can see the crane behind it has a Rize sign on it, which is the Independent.

Klazu, the 1320 Richards is topped out now I think but the Charleson has more to do. These pages say Richards will be 400 ft and Charleson 410 ft.

Yeah, I recognized it later. Just wasn't familiar with the roof structure which threw me off a bit.

That's true, but unfortunately all three will be very similar height. Hopefully Vancouver House will pierce the tabletop a bit more behind them.

Well of course it will, it's about 30m taller.

And good these things are tabletopped, they're all forgettable designs.

They're forgettable, all right. They're sort of 'high rise infill,' and need a few taller ones to set off the city skyline ... that, plus a bit more greenspace, and a touch more elegance...
