16-Story, 522-Unit Mixed-Use Building Rises To 11th Floor At 325 Kent Avenue, Williamsburg

Quote:
The 16-story, 522-unit mixed-use building under construction at 325 Kent Avenue, a block in from the East River in Williamsburg, is now 11 stories in height. Progress on the building – which was only in the foundation stages earlier this year – can be seen thanks to photos taken by Tectonic. The latest building permits indicate the structure will eventually encompass 401,246 square feet. It will feature 9,378 square feet of retail space on the ground and second floors, followed by residential units on the second through 15th floors. Twenty percent of the rental apartments, or 105, will rent at below-market rates through the housing lottery. Amenities include a five-level parking garage (two underground and three above-grade), storage space for 266 bikes, and “recreation space” on the fourth and 16th floors. The building represents the first phase of the five-building, mixed-use Domino Sugar Refinery mega-development. Two Trees Management Company is the developer, SHoP Architects is the design architect, and Ismael Leyva Architects is serving as the architect of record. Completion of the first building is scheduled for 2017.

Can see the smaller development. Use the rendering as a reference. This development will be huge, and the towers to come are much larger.

The taller, 2nd bridged component will rise behind the Domino Sugar Factory. See rendering above this post for reference.

^ It looks like they are going to add 4 glass enclosed floors atop the old sugar plant-I wonder what those condos will go for?

I'd imagine in the range of 7-12 million. People will pay for being next to a structure of heritage much less on top of it. Kinda a similar range with the Brooklyn Clock Tower. Definitely not cheap.

I believe 262 Kent Avenue (Site A) and Site E.

The park is also u/c as this moment.

Wouldn't suprise me if Site B or the tallest one is saved for last.

at that point in the river . . all eyes on the circle line boat tours . .
will turn to the Brooklyn building, with the awesome 40 story hole it . .
or they should . . it'll be one impressive sight . .

If they do notice, they'll experience the power of architecture . .
perhaps exuding more presence, than any other NYC waterfront building . .
even more imposing than the W. 57th St. Ingles pyramid . .
the Ellipse, and the Copper buildings . . all great river towers . .
Well, the site B structure, may be a less dramatic & less grand pile,
than some of the bridges . . Sailing beneath the Brooklyn, Queensboro,
& George Washington bridges can pack a whallop . .
not to mention the Verrazano . .

the first two are pretty bad, although i am glad they are incorporating the old sugar factory of course. the last three towers are more interesting and even jaw dropping, so i can't wait to see those rise. its quite an impressive ensemble.

Domino redevelopment’s massive waterfront park will open in summer 2018

Quote:
The massive new public park coming to the Williamsburg waterfront as part of the overall Domino redevelopment project will open in the summer of 2018, developer Two Trees Management announced on Thursday.

Designed by James Corner Field Operations, the same firm that was the lead on the High Line, Domino Park, as the waterfront park will be called, will stretch a quarter of a mile and bring with it a new waterfront esplanade and six acres of parkland.

Much like the High Line weaves through the high-rise now taking shape in West Chelsea, Domino Park will weave its way through 11-acre Domino megaproject and incorporate many of the historic elements of the sugar factory that once operated out of this site.

The highlight of the park perhaps is a 450-foot-long elevated walkway that will be called the Artifact Walk. The approximately five-block long walkway will run along the footprint of the warehouse that stored the sugar (that also housed Kara Walker’s acclaimed exhibit). The Artifact Walk was inspired by the series of catwalks that connected the buildings on the Domino site when it was still a sugar factory. Going one step further, James Corner Field has decided to incorporate large pieces of machinery from the sugar with two 80-foot tall cranes being placed at the northern end of this walkway.

That’s not the only place James Corner Field decided to preserve portions of the historic factory. Throughout the six-acre park, visitors will find artifacts from the old factory like 585 linear feet of crane tracks, 36-feet tall cylindrical tanks that collected syrup during the refining process, and 21 columns from the sugar warehouse.

In addition, the waterfront park will feature sports fields, lawns and gardens with seating, and a children’s play area, not to mention the extension of River Street (which currently ends at Grand Street) all the way to South 5th Street, near the Williamsburg Bridge.
