I agree, but the condo tower isn’t going anywhere. I was just talking about the adjacent retail building, 49 W 57th, which Vornado owns. Riffelesi used to be the tenant.
To maximize views, the tower should sit primarily on Vornado’s 31 W 57th site and Sedesco’s 37 W 57th. That would put it east of the Park Lane. At the west end of the site, they could put a smaller (e.g., 35 story) hotel rising from a common, retai-base as the condo tower like the Time Warner Center has.
Vornado had unparalleled success with a Stern at 220. I can’t imagine the success that they and Sedesco would have in this location which is much better that 58th near B’Way.
