My front yard has been allowed to brown out in advance of the planting of a winter lawn. There are no immediate plans to construct a high rise there, as far as I know.

I taped my yard in the past when I planted late and didn’t want trick or treaters walking on it. Didn’t do it this year though.

Good to hear. But I wish the media would quit stating it as the 2nd largest residential building in Phoenix. At 315', it will not even be close, especially when Link gets completed.

Are the Developers having issues with the hotel brand? They kept pushing that the Hotel would be built first but it seems like its totally silent.

For a 30 story building to be done in 21' theyll need to start probably within the next 6 months.

I believe the delay may be caused by the hearing request to increase the setback to 48'. The city denied the request and asked for less of a setback. I'm sure this probably messed up some of the project design.

This article only talks of a vague timeline of "within the next two and a half years."

Why is this being viewed as confirmation?

Read again... "largest" not "tallest". AKA most square footage. Which is impressive if it's more than The Stewart, because that is massive.

Well, even though it's the second tallest or largest or whatever, at 350 units that's almost double Monroe 44's 202 and more that The Stewart's 320ish :-)

Building plans were submitted for the hotel yesterday. It's LPRN 1900226 if you're interested.

DESCRIPTION OF WORK: Project consists of a new hotel (13-stories w/ mechanical mezzanine at roof). Project consists of 199 guestrooms (keys) and supporting amenities, including registration, lobby, lounge, dining/buffet, bar/kitchen, fitness, and meeting rooms (board/media rooms & larger banquet rooms). Amenities also include outdoor lounge & dining patios, a small event lawn, landscaping, connecting walkways, and seating areas. Project includes, architecture; structural, mechanical, plumbing, electrical, and civil engineering, landscape architecture, and interior design.

It doesn’t say pool on there. Aren’t they suppose to have a rooftop pool? I’d be very surprised if they didn’t have a pool,lol.

The only rendering we have shows a rooftop pool, I imagine thats still the general plan.

Landscape salvage plan submitted today for AC Hotel. When Kenect had their plant salvage permit completed, it took roughly about 4 weeks before dirt moved. So, if this holds true, AC could be moving in a month or so. Here's to hoping!
