Hundreds of Apartments Replacing a Big Ol’ Drive-Thru Bank on Burnet Road

The site plan for the Hines Domain Northside (IBM's future office home) office building was approved last week.

Burnet Road’s Tallest Apartment Tower Moving Forward Near the Domain

Despite a general slowdown in construction starts across the city, things look sunnier than ever for new multifamily development in the area of North Austin near the Domain and Q2 Stadium. Despite being saddled with the extremely clumsy compound regional name of “North Burnet / Gateway” — like it or not, almost everybody calls it “The Domain,” sorry — the district enjoys the loosest zoning restrictions in the city outside of downtown proper, with the latest updates allowing towers rising up to 491 feet assuming they provide community benefits under the area’s regulating plan.


One of the latest projects taking advantage of this district’s unusually chill approach to height restrictions is the unnamed plan by Trammell Crow’s multifamily subsidiary High Street Residential, which is developing a 20-story apartment tower at a 2.2-acre site near the northeast corner of the increasingly busy intersection of Braker Lane and Burnet Road formerly occupied by a BBVA Chase Bank branch at 10711 Burnet Road. But unlike a lot of towers we’ve seen announced across town, the developers are actually doing something in the real world to prepare for its construction — demolition on the former bank building kicked off here last month, and the structure is now completely removed with site prep seemingly underway.

Although we don’t have a construction timeline confirmed at the moment, plans for this site approved by the city describe a tower containing 416 total residences, with 54 of those apartments income-restricted as affordable rental housing for individuals or families earning up to 60 percent of the region’s median household income — in 2023, that’s $49,080 or less for an individual or no more than $70,080 for a family of four.

Bring it on!!!! Slowly we are getting to a walkable urban core for Domain.

Someone should snap pics of the orange paved bike lanes along Burnet for Uptown. It looks so good.

Yes, this project is really going to change the feel of Burnet between Mopac and Braker, as they are filling in the drainage ditches on either side to make the area flat. With the new separate (red) bike path and new sidewalks it will be much more friendly to those not in cars.

We voted on the corridor improvements a decade ago for Burnet, Airport, Lamar, Riverside, etc. and pretty much none of that work has been done. This might be the very first project.

Planted center medians and pedestrian islands would go a LONG way to fixing this issue, but they keep punting on that because of Project Connect.

There may be no tenants in that black office building. But the orange fins on that building make it stand out amongst the blue glass in the area. Driving south on Mopac from the north gives a great look on the domain skyline.

Agreed. 2025 is too early without plans being filed.

The CVB is tracking a Kimpton to be built as part of Verde Square, due in 2026… is it possible that’s what your friend is talking about?

It would have to be under construction now in order to deliver by early 2025. Multi-level structures usually take around 2 yrs to build.

Yep nice vid, and you got some nice late-day sunlight, to boot. It’s also clear just how much land Uptown is playing with, and how much is left to go. In 10 years, that thing is going to be almost as big as the Domain.

The Terra will not break ground this year because it is all office, and it's is not making much progress towards site plan approval. I am hopeful about the 10711 Burnet project even though no groundbreaking date is set.

I got a work email today saying that IBM closed on a deal with Karlin to lease a 3 story building at Tech Ridge for a lab. Part of this development https://www.parmeraustin.com/?mkt_to...F9-r5Fu4jfqlYc

With the IBM 900's buildings (Uptown ATX site) moving to the Domain La Quinta redevelopment, I'm pretty sure this is the future home of the teams at the IBM 45 building inside the Domain. I'm not 100% sure since I don't work there but there have been rumors of them looking for a new site.

More skyscrapers set to rise outside Austin CBD
