It’s a nice looking proposal and will fit right in to the Walkerville neighbourhood. Nice to see some decent designs as opposed to some of the recent builds.

Looks like the developers of the proposed downtown vertical forest project are moving forward seeking site plan approval plus grant money.

Quote:
The subject property is designated ‘Mixed Use’ on Official Plan Schedule E: City Centre
Planning District and is zoned Commercial District CD3.1, which permits a range of
commercial uses with residential dwelling units above the ground floor. The Official
Plan allows for buildings greater than 14 storeys at this location.
The applicant proposes to construct two, twenty storey mixed use buildings (connected
by common podium). The ground floor will contain 5,245 sq. ft. of commercial space
and parking, and the towers will contain 546 multiple residential dwellings. The
proposal is currently seeking site plan approval

Nice to see that project slowly moving forward. I really hope they actually get built, that part of DT is pretty rough looking and needs a boost.

Some residential conversions downtown are soon to be underway in the new year. Council is expected to release grant funds at the next council meeting for the following buildings.

Also, the downtown location for Oven360 has opened.

I thought the renovations to the downtown buildings was already underway.
Like, they should've been closer to completion by now kinda underway lol
typical Windsor fashion I suppose, way beyond "slow" but progress is progress.

Also, Hall and Riverside development got unanimous approval to move forward (whatever that next step is) but they're hoping to start construction come spring 23'

I know for sure that the Metropolitan building (corner of University and Victoria) is already underway. They're doing some work on the exterior at the ground level from what I saw this week, and in the past I had seen some renos on the ground level interior as well, so definitely in progress!

Glad to see that Hall and Riverside development get approved, and hopefully they start as soon as they're saying!

Assumed they had not started since they were seeking grant money but that must pertain to the upper levels I guess. Would be nice to see some interior pics.

Any updates on any downtown proposals??

There is a proposal by Westdell to build several apartment towers (the tallest being 14 floors) for the vacant land northeast of the intersection of Huron Church Rd and Tecumseh Rd.

Interesting, I was wondering what was going to be built on that part of their property they’ve been developing. I assumed it was more retail, but multi story residential is a much better use of that particular spot.

This would be Westdell website for this proposal.

Glad to see it, this is a much better use of the land than making another commercial plaza. Should be a decent place to live too since there is so much commercial in walking distance. Windsor certainly needs more of this type of development. I would expect to see more of this kind of stuff on Westdell-owned properties in the future since they are doing a lot of similar stuff in London. I would not be surprised if they were planning a building or two in some of the underutilized or vacant spots of their other commercial plazas across the city.

The added housing is much needed especially in that university area.

According to this article the Windsor region grew by 85,000 residents last year.

Great news!
I figured some kind of news would be coming about this parcel of land after driving by and seeing the Baird AE signage staked in the ground.

Every time I check their website, nothing new is posted. Last "new" drawing/design up there is for the Sandwhich street tower next the the Timmies and across from the Vollmer building

That figure cannot be true, impossible! I’m pretty sure we grew by about 10K, not 85K.

Literally the first line of the article linked:

According to the latest census, Windsor-Essex welcomed close to 10,000 new residents between 2021 and 2022.

I specified region. I still find that figure hard to believe for the area as a whole. Or am I reading it wrong?

Quote:
The Windsor census metropolitan area (CMA), which includes Tecumseh, LaSalle, Lakeshore and Amherstburg, lost close to 24,000 residents in 2021 but rebounded by almost 85,000 last year.

It must be an error in the article. Perhaps they meant 2,400 and 8,500?

Census Canada has Essex county growing by 9,919 in 2022, after losing 1,329 people in 2021.

They didn't even mention that the boundaries of the Windsor CMA increased last year to include Kingsville and Leamington - and that's why the number is so much higher. Typical lazy journalism, ignorance, whatever you want to call it...
