Thanks for the Photos Tony! Didn't One Frankford break ground earlier this month or last month? Thats crazy progress in a few weeks! Also the Wells Fargo development looks amazing. So much quality Infill in NoLibs, Kensington and Fishtown.

I also saw that recent article and was confused by it. I thought I recalled seeing a ground breaking in the spring for it, which would make more sense from a timeline perspective.

Great photos as always, Tony! Damn, I love the power plant's (The Battery) restoration, what a cool project.
That whole Delaware Avenue stretch is like a new city under construction, I'm still amazed at all of the large-scale projects happening at once in this area.

Foundations Firming Up Future at Broad & Parrish

The look from Landmark Architectural Design is quite modern, with parking for 13 cars and 30+ bicycles accessed from Parrish St., for this purely residential building. The design features brick along the four-story corner, with modern materials flanking this anchor. Most prominently, a green wall will look over Broad St., adding a pop of nature and softness to this mostly tree-free locale.

Car Care Curtailed: 24 Units Planned for 9th & McKean

Formerly Mike’s Car Care (not to be confused with Joel’s Tire Shop), we stopped by the area back in 2020 when we thought there were plans for the property (more on that in a bit). The site looks mostly the same as it did then, but there is a residential upgrade afoot for this property that could use a bit of TLC.

As you can see, the property has sat empty and is offering little more than blight and weeds for the corner. But, it appears that won’t remain for much longer. A zoning permit was issued the other day for a four-story, 24-unit building, which will include ground floor commercial space, as well as some additional density thanks to green roof and mixed-income bonuses. We don’t have many details, except that Kore Design will be bringing their geometric stylings to the proceedings.

Update: Demo Signals Another Addition for Broad & Girard

Upon a casual glance, things don’t appear to be any different for the properties at 906-16 N. Broad St., historically a trio of low-rise commercial spaces that weren’t bringing much to the party architecturally. But as you get closer to the building and peer over the fence, the signage makes much more sense: demolition is underway.

This is quite a surprise to us, as we actually pined for progress here during our last visit. And now it seems as if multi-family plans from all the way back in 2018 are making a return. Back then, a 94-unit project with three ground floor commercial spaces and zero parking was pitched, retaining some of the existing building in some manner, technically making this an addition.
