I also saw that recent article and was confused by it. I thought I recalled seeing a ground breaking in the spring for it, which would make more sense from a timeline perspective.

That whole Delaware Avenue stretch is like a new city under construction, I'm still amazed at all of the large-scale projects happening at once in this area.

Foundations Firming Up Future at Broad & Parrish

We checked out this former gas station back in December, when digging had just begun for this 63-unit project that would sit on the SE corner of the intersection.

The look from Landmark Architectural Design is quite modern, with parking for 13 cars and 30+ bicycles accessed from Parrish St., for this purely residential building. The design features brick along the four-story corner, with modern materials flanking this anchor. Most prominently, a green wall will look over Broad St., adding a pop of nature and softness to this mostly tree-free locale.

157 Units Proposed for Corner of Frankford & Lehigh Ave.

NW corner at 2001 E. Lehigh Ave., currently home to a vibrantly colored Joel’s Tire Shop. We actually told you about this very property back in 2017, when it was available for sale, though nothing has materialized, and the shop has remained. But as this is less of a used tire blog and more of a real estate blog, you can imagine where this one is going.

With a recent East Kensington Neighborhood Association meeting complete and an upcoming trip to the Civic Design Review ahead in September, we can now tell you all about the mixed-use plans for the property. Taking up the entire property between Frankford Ave., Lehigh Ave., Emerald St. to the west and the rail tracks to the north, we can expect a six-story, 157-unit apartment building to rise here. 59 below-grade parking spaces will be topped by two ground floor commercial spaces, both in the 4K sqft range.

Car Care Curtailed: 24 Units Planned for 9th & McKean

Which brings us to 900-08 McKean St. in the heart of East Passyunk. Formerly Mike’s Car Care (not to be confused with Joel’s Tire Shop), we stopped by the area back in 2020 when we thought there were plans for the property (more on that in a bit). The site looks mostly the same as it did then, but there is a residential upgrade afoot for this property that could use a bit of TLC.

As you can see, the property has sat empty and is offering little more than blight and weeds for the corner. But, it appears that won’t remain for much longer. A zoning permit was issued the other day for a four-story, 24-unit building, which will include ground floor commercial space, as well as some additional density thanks to green roof and mixed-income bonuses. We don’t have many details, except that Kore Design will be bringing their geometric stylings to the proceedings.

Update: Demo Signals Another Addition for Broad & Girard

Upon a casual glance, things don’t appear to be any different for the properties at 906-16 N. Broad St., historically a trio of low-rise commercial spaces that weren’t bringing much to the party architecturally. But as you get closer to the building and peer over the fence, the signage makes much more sense: demolition is underway.

This is quite a surprise to us, as we actually pined for progress here during our last visit. And now it seems as if multi-family plans from all the way back in 2018 are making a return. Back then, a 94-unit project with three ground floor commercial spaces and zero parking was pitched, retaining some of the existing building in some manner, technically making this an addition.

Philadelphia YIMBY’s recent site visit has noted that construction work is complete at a four-story mixed-use building at 2400 Frankford Avenue in Fishtown, Kensington. The development stands at the angled northern corner of the three-way intersection between Frankford Avenue, Trenton Avenue, and East York Street, where a traffic circle was recently constructed. Designed by CANNOdesign and developed by Khosla Properties, the structure will span 17,972 square feet and hold 2,459 square feet of retail space and 15 apartments. Features include full sprinkling, a green roof, and parking for five bicycles. Permits list Tester Construction Group as the contractor and specify a construction cost of $2.6 million.

Renderings have been revealed for a five-story, 125-unit multi-family development at 42-68 Church Lane in Germantown, Northwest Philadelphia. Designed by KJO Architecture and developed by Olymphia Holdings, the building will yield 130,760 square feet. At ground level, 26,143 square feet of parking space will provide 93 parking spots.

Philadelphia YIMBY’s recent site visit has observed that construction work has topped out at a 22-unit mixed-use project at 2226-34 North Front Street in Norris Square. The building will rise five stories and 55 feet high. A commercial space will be situated on the ground floor and green roof will be located at the top of the building, which will provide a density bonus that will allow for a higher number of residential units. Eight bicycle spaces will also be included in the project. In total, the building will hold 18,277 square feet of space, with construction costs specified at $2.7 million.
