On another note, it appears that excavation has finally started for the MET

The tower looks good.
A more commercial podium would have been nicer, but that would depend on location.

I was poking around the New Westminster projects on the go pdf and there are a couple points of interest:

1) Which I think might have been on here is an 18 storey highrise planned for 188 Agnes St. which I believe was billed as Elliot Street. It's status is approved/recieved third reading, although this might be the rezoning instead of the actual building.

2) There is an early application for a 39 storey highrise with a commercial podium on Carnarvon Street across from Plaza 88 where Couzie's Cafe and those old autobody shops were formerly. Which I think is a pretty great thing if it's true or stays that large after it goes through the process.

Richmond is fast running out of space to grow and that's why the maximum building height has to increase.

"In some cases, I actually think we sold ourselves short with some height restrictions.

"There are areas I think we could have gone four or five stories higher. Instead of building more, we should be building up."

The city has a duty, McNulty said, to stop the influx of development in residential areas of Richmond.

"We want the growth to be in the downtown core and we can surely get a storey or two more on top down there," he added.

A No. 3 Road strip mall known as Time Square could become the site of Richmond’s tallest buildings.

Towers in City Centre can be built to a maximum of 47 metres (150 feet), but Townline Homes is mulling a project whose buildings would exceed that limit.

City staff are now urging council to approve a study of higher buildings—something envisioned in the new Official Community Plan. Any increase, however, requires the backing of the Vancouver Airport Authority and Transport Canada, which also must study the idea.

“The federal study would determine if and where an increase may occur, and the safety implications for the airport and city. If Transport Canada allows an increase, it is the city who would determine how high the increase would be,” noted Terry Crowe, the city’s manager of policy planning.

Townline has yet to submit a rezoning application for the four-lot strip mall, at 6560 to 6700 No. 3 Rd., a site across from Richmond Centre.

But any change in the maximum height is likely years away. Crowe said the city has requested the airport initiate a study since 2004, but it has yet to begin. If it does, that analysis could take at least three years.

Makes sense for the increase. But I'm not convinced that the Airport would agree to give Richmond an increase in height in terms of their buildings. And to be honest, it would have to be in certain parts of the city. But Richmond is running out of room to develop. They need to go higher...

The proposal to build the first concrete high-rise in Maple Ridge in decades came before council Tuesday.

The application seeks to rezone the corner of Dewdney Trunk Road and Edge Street, currently the location of Paliotti’s restaurant, and three other lots to the north on Brown Street.

If council agrees, Ascent One Properties, over eight years, will build three towers, first a six-storey tower, followed by a 13-storey tower, followed by a 19-storey tower.

The latter, the tallest part of the project, will sit on the corner of Dewdney Trunk Road and Edge Street.

The first building will have 48 apartments, the second 72 and the third 120, for a total of 240 residential units, while space for stores and businesses will be allotted within 47,000 sq. ft of floor space.

Hotel plan on hold

The plan to build the long-awaited hotel for the bottom of 224th Street has been shelved for a few months. Multi-Well Development and Investment has asked for a year’s extension for a rezoning application at 11613 – 224th St.

The application was to allow 125-room hotel, commercial space, restaurant and meeting rooms to be built on the pie-shaped lot between Callaghan Avenue and 224th Street.

Third reading was already given the project on Feb. 28 of last year and a public information meeting has already taken place.

However, the applicant requires more time to analyze the feasibility of the project and expects to have that done in the next few months, with rezoning completed within six months, says a staff report.

The location is kitty corner from a new condo building currently under construction and across from a municipally owned lot that could become the location for a new Maple Ridge Museum. No decision has been made on that.

I think the collision risk issue, in Richmond anyway, depends not only on being safely out of the flight path, but also in an area where the landing / takeoff "slope" or angle - and therefore distance above ground, safely exceeds any taller buildings. This, IMO, could be achieved in the more eastern parts of the city, the only main conflict being too distant from rrt, shopping and the main buisiness centre.

The location of this proposed development/study is around Westminster Hwy - near City Hall/Richmond Centre. The actuall flight path if I am not mistaken is much more NORTH of this area around Alderbridge/Cambie/Bridgeport..therefore there is very little flight path risk. YVR/Feds have to approve a study to be considered but they have no vested interest in doing so.

Wow, major ToD around this Capstan station that doesn't even exist yet. This is nice to see. The station should be fully funded very quickly at this rate. The west side of No. 3 Road desperately needs revitalization, so I hope this is only the first of many projects.

was finally able to snap a pic of the safeway that will be going in at burquitlam plaza

looks quite nice, a little like the safeway on robson and demman, retail underneath with the safeway above

Four rezoning applications for the Brentwood, Edmonds and Royal Oak areas are going to public hearing on March 19, Burnaby council decided Monday.

The first is a highrise apartment tower with street-fronting townhouses for 1846, 1876 and 1904 Gilmore Ave., at Halifax Street, which are currently occupied by a delicatessen and sausage manufacturer, an auto-body repair shop and a vacant car lot, according to a city staff report.

The developer is proposing to build a 46-storey highrise apartment tower with a three-storey townhouse podium on Halifax and a two-storey residential amenity podium on Gilmore, including a rooftop swimming pool, the report said. It would comprise 340 units of which three would be three-bedroom townhouses, 140 would be two-bedroom-plus-den units and 108 would be one-bedroom-plus-dens.
