Thanks for the info - I didn't realize that the north riverwalk was mostly private. That obviously makes a big difference with what could be feasible.

By commercial development I just meant a few restaurants like the south riverwalk has - not stores or anything.

Well once Dusable is finished and it connects to the lake path the conversation is more relevant. Like you said there has to be a benefit to the owners. Theoretically a well designed riveralk and/or extension could increase home values there if it makes it a more desireable place to live.

The south riveralk proved the funding model from concessions is viable. Last I heard they are getting more revenue than expected from that and were ahead on the loan payments.

I'm sure it's been posted In the past but my Google ain't googling. Can someone post a picture of how the underground parking lot is going to be built? In and out?

If I remember correctly, from the Spire thread it was a top-down parking garage construction method.

Top-down construction sequence
The typical construction sequence of top-down construction is as follows:

Construct the embedded retaining wall (usually a diaphragm wall).
Construct piles. Place the steel columns where the piles are constructed.
Proceed to the first stage of excavation.
Cast the floor slab of first basement level with the opening to allow machines to be lowered to excavate level below and for excavation material to be removed.
Proceed to the second stage of excavation; cast the floor slab of the second basement level.
Repeat the same procedure until the desired depth is reached.
Construct the foundation slab. Complete the basement.
Keep constructing the superstructure until it gets finished.

residents will park their vehicles in a garage that reaches seven levels underneath (with six floors — 11.6 acres — of usable parking space for 1,350 cars). The parking garage will be the deepest underground parking structure in Chicago.

Initial work on the foundations began in July 2007 when Case Foundation Co., Roselle, Ill., began drilling the first of the 34 caissons (14 perimeter caissons and 20 rock caissons) that support the building. The caissons are being drilled 120 feet deep into the bedrock.

"The testing that was done on the rock caissons succeeded anything else that has been done in the United States, certainly in Chicago," Collins says.

Under its foundation contract, Case crews excavated a 104-foot-diameter cofferdam 78 feet deep to create a dry work environment, and began constructing a perimeter wall 3 feet wide and about 80 feet deep. "The perimeter component, the bathtub, is being formed with a combination of slurry walls and secant pile walls, and is obviously designed to keep out the water...

"Ninety-eight bell caissons are being constructed right now that will support the garage elements," he adds. The top-down construction of the plaza and garage will begin after this underground phase is completed in July.

Watching the videos above made me sad the Spire was never built lol. It would've been an incredible thing to watch it being constructed.

So are installing the cassions for the second tower right away and excavating the entire coffer dam? Or are they only excavating the North half of the site?

^ Are those from the 474 N Lake Shore Dr garage?
I walked past the site today but struggled to find a good spot to take a picture (though I didn't think to try to enter that garage... I'm not even sure where the pedestrian entrance is?)

AD Pro reported March and White Design (MAWD) is handling interiors at 400 LSD. This is the same designer that did The Row.

Positionally, it looks like it's from the amenity deck of 474 N Lake Shore. I've never been in that garage before, but those louvers look hard, if not impossible, to shoot through.

^ I never noticed how many different facade variations are on that podium, lol. Is that intentional or is that from piecemeal maintenance over the years?
