Assuming city guy, and the Concord residents next door don't persuade Council to turn it down at rezoning (likely to occur in the fall), then they still have to finalize the design and get a development permit. More to the point of timing, they then have to sell enough high-priced condos to make the project work. If your crystal ball has the answer to when that might be, could you pm me with the winning lottery numbers as well? Thanks.

Hope this project dies. Not only is it ugly in its own right, it also cheapens and diminishes the effect of Vancouver house next door with this poor imitation applied as a graphic

Maybe it's the renderings but I tend to agree that I am also not convinced the current proposal resulting in something subpar compared to Vancouver House. Keep the height but push this one back to drawing board.

Yes!! It's a cheap special fx job the way it is, IMO

To each their own I suppose. I just find that it is pretty messy as agreed by quite a few forumers. Therefore a consistent cladding type will improve the podium appearance.

In many ways this public hearing is long overdue, as the groundwork for it was laid back in 2011 when the Higher Buildings Policy was revised by city council. Their intent was to create a series of gateways into Downtown in locations that weren’t constrained by the view cones. Arguably that goal has been accomplished by the stunning architecture of Vancouver House, and the rising form of One Burrard Place, but this project has added another goal to achieve.

While nearly all the strata housing envisioned in the Beach Neighbourhood under the False Creek North ODP has been delivered, almost 25% of the non-market housing has yet to built. As local politicians of all stripes are quick to point out, that’s because funding from senior levels of government has largely dried up over the last few decades. That’s forced municipalities to get creative, but only time will justify whether it was the right decision to sell this civic property in 2016.

The NPA caucus on city council still seem to have concerns over that sale, as they attempted to delay this project’s referral to public hearing earlier this year. Perhaps they’ll get their questions answered at this meeting, but based on this project’s open houses it seems some people will oppose new neighbours of any income bracket in this area. That’s an important distinction, as this application offer more than just 303 strata homes, as it includes 152 non-market homes as well.

Already that element has won the support of the BCNPHA, the Downtown Vancouver BIA, the John Howard Society Pacific, and several other members of the general public. In contrast, design revisions submitted in October 2019 have lessened the opposition as these movements now preserve more of these individuals private views. Nevertheless, a combination of political intrigue, and 35 letters in opposition, means Hannah and I think this dancer inspired form could have a long night on the floor.

I had to leave the meeting early, but it seemed like a close call as the there was an effort by NPA Councillors De Genova, Dominato, and Hardwick to refer the project back to city staff to see if the applicant would switch to rental housing.

I didn't get to hear everything, but it sounded like that would have delayed the project for at least a year, and resulted in a second public hearing.

Great news for the Vancouver skyline. An 8-2 vote wasn’t all that close (understood the referral back to city staff was a bit closer at 7-3), and I’m kind of impressed council showed such a strong vote of confidence.
