I wonder if the staff who does the SSP highrise count for NYC is using this thread as a template for new updates? I noticed the ticker for high rises, 5,895 in total, is rising a little slowly when there is evidence for many more projects going up that are not listed. Some of these projects fall into the constraints on what would go in such a count.

Even though this is a mid rise thread, some of these could be classified as high rises given that many are over a 100 feet, even if the floor count is less than 10, or several of them are 10 floors up to 12. For the threads sake, I classify midrises as 12 floors or below. Usually 6-12 floors. Some though view the definition of a highrise as over 10 floors and 100 ft or greater but this varies based on location, and who your asking.

In terms of statistics, keep in mind that NYC has 6500+ highrises and growing very rapidly. Extremely rapidly might I say. The SSP count of 5,895 as of today is very impressive, and I would urge that they go through this thread and add some more projects in as many of them would classify as high rises, even though they are placed in the mid rise thread. I usually put a title for every post with the address/floors/height on the top. It should make it easy.

If we look at the trends in mid rise construction, all of these will be built. In every post, there is usually evidence for the project happening, and in an advance stage of permits.

The Queens-based developer bought the property in February for $5.9 million, according to city records. That transaction also included the adjacent 815 Kings Highway, a 39,000-square-foot commercial building. Earlier this fall, the developer applied for a permit to demolish both structures.

Representatives from Z & K and Daniel Goldner Architects were not immediately available for comment.

Plans for the new building also include a 261-car parking garage to accompany the new building. The project is pending zoning approval from the city.

Yea theres a couple of gaps every once in a while when it comes to Midtown. Remember, Midtown wasn't always tall towers. It started out as low/mid rises and eventually taller towers grew. In the future these are bound to be developed.

Rybak Development already has a track record in the area. The company is part owner of the MatchPoint NYC sports complex on Shell Road, and is developing several luxury condominium projects in the area, including 3041 Ocean Avenue and 104 West End Avenue, as well as commercial projects like 1810 Voorhies Avenue. Their roster of developments is almost exclusively in Southern Brooklyn.

At the moment, all plans shared with Sheepshead Bites, including the plaza and the layout of the building, are subject to change. The final project, he hopes, will be as-of-right, meaning no approval from the Community Board or Board of Standards and Appeals will be required – but that can change, too.

The property, pictured above, is currently home to a three-story building for “public assembly,” or banquet hall, according to PropertyShark.

The second, six-story building will rise on the other side of the block at 293 Herkimer Street. That building will include 10 units spread across 11,965 square feet, along with an outdoor courtyard, indoor recreation space and 17 bike storage spaces.
