The exposed concrete looks cheap so far... hope they decide to grow or hang something on it.

What's even more odd is the fact that sometimes the fritted portion does end at the operable window. Look again =)

I like the glass, but a superior solution to the spandrel issue had already been achieved 7 years ago, and on a warped surface... that is to not have them at all.

Why do the mullions look even thicker now... it makes me doubt that the windows from the interior will look anything like their renders:

Thanks for pointing that out - weird - that they line up on some but not others. Could there be different ceiling heights?

The presence of the vertical spandrel panels is generally due to poor interior space planning - usually there's the butt-end of a wall terminating mid-window - so a spanrel panel is added instead of re-proportioning the window grid.

^^ Yeah but it doesn't explain the horizontal spandrel covering the slab ends, which i was more distracted by. Don't see why they couldn't have had one pane of glass going from top of slab to top of slab, like in Carina.

Interesting - the way the vertical spandrel panels don't line up might end up looking a bit odd. But otherwise, looking sharp! Thanks.

I actually like how the spandrels don't line up; it'll look like the random order of window curtains instead of looking like spandrels themselves.

Those vertical spandrel stripes were on the model too.
I think they're better than just a "functional" spandrel that is a straight line up the tower - the randomness makes the best of what has now become a standard feature of downtown condos.

How many floors is this building supposed to have? The model shows 36 floors, not 34.

I have no idea. I asked only because the heading of this thread states the building is supposed to have 34 floors.

The "36-floors" figure comes from visually counting the number of floors that physically exist in the the 3D model (a photo of which is shown somewhere in this thread) of the building.

Assuming that the building will have 36 floors (as was depicted in the physical mock-up), I count nine (maybe ten) more floors to go. It is difficult to tell whether the first floor is really two floors from the photos.
