If this was built on the 711 W Fulton parking lot along the highway, I can't imagine anyone complaining.

This tower is incredible for everyone who wants fine grain development in the WL.
Look at that block, how it can fill in.

It's crazy how a tower this big can be this far west and we have empirical evidence that it won't stick out like a sore thumb a la University Hall at UIC (not calling UH ugly btw... personally love it, although I know some here don't)

From a second source...

Didn't get the exact height or floor count, but they confirmed what I posted on 10/03.

Was again told this tower will be closer to 500'...

It will be rental...

Related is looking to do 20% affordable on site.

Interesting. So Related may be boosting both this and 725 W. Randolph. That indicates they're still very bullish on this market cycle, especially for the West Loop.

December 2019 PLAN COMMISSION AGENDA

A proposed planned development, submitted by 900 Block II Holdings LLC, for the property generally located at 906 West Randolph Street. The applicant proposes to rezone the subject property from C1-1 (Neighborhood Commercial District) to DX-5 (Downtown Mixed-Use District) and then to Residential Business Planned Development to construct a 495’-0” tall mixed-use building with ground floor retail and up to 300 residential dwelling units on the floors above, with 75 accessory vehicular parking stalls and 2 loading berths. The applicant will be using the Neighborhood Opportunity Fund Bonus to increase the allowable FAR (Floor Area Ratio) from the base 5.0 to 8.1. (19380; 27th Ward)

Excellent. And a 1/4 parking ratio is great. I hope this gets off to a fast start.

But how is the project address on Randolph when all the frontage is on Peoria? Is the property an “L” shape, wrapping around the building at NW Randolph/Peoria?

They previously had it at 170 North Peoria. I think the 906 Randolph mention was more Randolph-ish.

Your model keeps getting better and better.

One small constructive criticism: I think you've got 725 W Randolph too tall. Bvic has reported that it's now 550', not 680'.

As long as you're updating the model for 725 W Randolph, you should probably also show the proposed 250' tall office tower that will replace the stupid BofA branch on that block that is now a part of the overall project.
