Skaters aren't dangerous, just a pain if your apt building was a destination, but since I read the map wrong not an issue here.

You're right, it is private, meaning its elevated.

it looks like its set up on top of a parking garage, ala uptown village. Ya, not that big of deal I guess.
FYI: Courtyards like that never get used except for the people who'll let their dogs run around off leash.

So here's a question... does elevated, private courtyard space (atop a parking garage) count towards any open space requirements there may be at this site? (are there any?)... is that a possible explanation for the stupid street-level green spaces?

You know that pic is cool, but i would bet alot of that is just for massing sake. Lets wait to see the final plans before we start making some hasty judgements.

^^^yeah aaron, it is just a massing image. i'm guessing the later phases will resemble the first one in terms of design.

no doubt...these massing things change. though it looks like this would almost all be elevated and private. the one section at street level may just be stairs / egress requirments.....it'll most likely have a locked gate at the top (they are pushing exclusivity, but with half-decent prices)

I don't mind the exclusivity, the amount of retail at the bases of these buildings more than makes up for it and will provide plenty of street life.

Okay... so rumor from the sales office at lunch today (unless they lie of course, which is entirely possible) is that they have 99 people paid already, and construction will start this year. Or so they say... That is one *sweet* model they have set up in there. I highly recommend walking by at night.... you can't go in, but it is lit up all pretty...

I sent a coworker to see the model... but he did bring me back one of the sales ladies cards and told me she was pretty dang cute... so yeah, kind of stalking i guess :-)

So, I sent an email to sales office asking for a current document showing those units sold or on hold. I got back a PDF.

Out of 186 units - 52 have been sold and 21 are currently on hold. Thats only 39% of all units are under contract or interest is there.

The least expensive unit available is a 790 sq foot 1 bed 1 1/2 bath at $299,700 with an HOA fee of 246. This unit is on the 6th floor.

The most expensive is on the 31st floor. Its a 4301 sq foot unit 3 bed, with Den and 3 1/2 baths. Its selling for $2, 258,000 with an HOA fee of $1254.

That's pretty good... 52 units sold in 5 months, with 21 in the works. Seems like a good pace to me. If they need 50% presales to secure their financing and start construction, they should be ready to go by March.

Actually Ken talked to Hick in person at the recent bridge ground breaking... Ken sent him a follow up email with the site address that he told him about.. Hick replied that he spent 45 mins going through the site and was really impressed by it and with denver development. I believe hick said that he was going to show his staff as well seem to recall that anyway. And Hick said 'thanks'.. thats the story.

Of course.. I changed the story a bit in my signature to tease our nerdy friend.
