All in all it's not too bad, if that's what ends up getting approved. 8 stories is still a lot for that area, and a drastic improvement over that parking lot.

Agreed. I'm actually fairly happy with this new change, at least they parking has come down substantially - that's worth celebrating. The proposal is hideous, IMO, but that's a different discussion/problem.

Was this project subject to an unusual amount of interference? What is it about this particular one?

Such a bloody joke. What should be one of the most intensive TOD locations for the CTA outside of downtown and we get this schlock in both design and function.

Since when did this forum become so damn negative? Complain if you want about the design, its perfectly fine to share your opinion, but also recognize the prominent massing, commitment to interesting materials (hello glazed terra cotta), and the general improvement of program.

When first announced, this proposal was 98 units, 56,000sf retail, and 120 parking spaces in ten floors. It is now 90 units (-8), 50,000sf retail (-11%) and 39 parking spaces (-81!!!) in eight floors. Unit count barely changed, retail space barely changed, and parking took a MASSIVE hit. This has become a real TOD project, one which should easily generate more foot traffic than any other neighborhood TOD project recently completed, or currently in the works. And if successful (which it should be, especially if/when they land a grocer), would act as a great precedent for similar development in the area.

Dude, there shouldn't be ANY parking. If they can do it at the Polish Triangle they can do it here. Period.

Isn't the parking for the retail? Remember that even the Polish Triangle has a small lot for retail patrons, and that building has far less retail space than this one will.

A few building permits have been issued now for the 2400 block. So far it's two buildings with 6 units each. So if it's the same thing across all of it, we could see maybe 6 total of these buildings for 36 new units or something?

It looks like the older building at Huron and Kingsbury will be demolished. Kind of unfortunate since it makes for a nice contrast to the other modern buildings around it.

On the other hand, the replacement is pretty handsome.



111 apartments, retail, 122 parking spots (robotic parking garage). Developer is JDL.

Looks like the SW corner, which explains the odd footprint. The second shot would be from Erie. That area of river north is kind of interesting, it seems like a ton of condos were installed at once, but the lack of commercial around there makes it feel like more of a subdivision than a neighborhood. Maybe that's improved lately, it's been a while since I've been over there.

The southern units would probably have a nice view of the park and the river.

1611 West Division has 15 parking spaces, and a drive thru for a bank.

Very unfortunate I would say. There is not much in the way of vintage heavy timber lofts in River North. As nice as the new proposal might be, this is a net loss.

Not a bad design depending on the materials and if you're into the whole "lets tell the pedestrians on the sidewalk to shoo away" kind of look.

Where will the retail be? I see one entrance and otherwise a bunch of blank walls..

That's true. I do like that wood wall, but it doesn't engage the street very well. I wonder if there's just not enough space in the design to fit any doorways on that east side. If there is retail, as per spyguy's report, it must be somewhere out of sight from the renders... so somewhere on Huron.

It says "retail" but JDL may be looking for a large restaurant tenant. In that case, the giant wall of glass would be perfect.
