I work with very wealthy, educated, well-traveled clients who believe the most absurd things about certain cities. Stuff so crazy you think they should be in a psychiatric hospital. San Francisco more dangerous than Fallujah and the like.

One brainwashed octogenarian client told me that Downtown Brooklyn was the most dangerous neighborhood in America, and he heard Antifa gangs had looted and burned the neighborhood down. Uh-huh.

Apparently there is financing lined up, though they still need a tenant to justify it. (about at the 12:00 mark)

This 60 Minutes clip also provides a look at the difference between the haves (new office) and the have nots (everybody else) in terms of filling office space.

Yes, that was done a couple of years ago.


The wider column spacing means they have adjusted the need for so many, even from shown below...






Also, notice here you can see what appears to be a gym on the upper right, and pool on the upper left. Looks like some kind of restaurant below that, and a ballroom(?) below that...

This is good news.

It seems that there are a lot of tenants seeking space. Maybe RXR will give a good deal (e.g., $125/sf) to the first company to take 500k sf in order to get the ball rolling and then make its profits on the other 1.5m sf of space.

I still contend that in terms of shear elegance and verticality the design progression seems to be going in reverse.

The first iteration looked to me like a modern gothic inspired masterpiece. The newest looks like the "aluminum tube building."

There's no cause for concern about another major design change from that video -- the model just seems to represent one east/west half of the building:

^^^ The model in the clip shows 4 vertical tube columns on the N/S elevation and 3 on the E/W elevation. This is fewer than in previous iterations and the image you posted, not to mention the columns have become substantially more girthy than the previous renderings.

Yeah, all different versions of the tower. It's only getting better with the crown being more dominant, but it's fine either way.

One thing I will say is to not get carried away over a model. We don't know if it's a final version of the tower, or just something in there on display. I'm sure they have multiple models, as we've been seeing, as is the video.

It is good news. The prospects are drying up (in terms of new space that will be coming available). This is exactly the type of office space that is winning in New York, and I have no doubt they will find their tenant. With financing already lined up, we'll be good to go.

I'm interested in what appears to be a spiraling staircase in a grand room (ballroom?) of some sort.

The whole model only represents one half of the building, divided down the N/S axis — the three columns we see on the side is half of the six total for that segment. The side of the model segments facing the windows would be open-air, exposing the floorplates, core, and interiors.

Another clue is that the model still shows four panes of glass between each pair of columns, just like in the renderings we've seen — if that represented the north/south facade, those panes would be impractically massive!

The spiral staircase could also be faintly seen in the animation video, facing west towards the Hudson Yards:

That whole section between the office and hotel levels will be incredible!
