The sense I got was redevelopment of the entire site.
Yes the drone shots of the view lead one to believe they would love to build a residential tower. It is unlikely they would be permitted to go higher than 4 floors that close to the Park.

Yes, that's my sense too.
I think a review of height limits adjacent to the park is sorely needed. It's difficult to imagine the numbers penciling to produce a feasible project at four storeys. This is an example as to how development regulations can undermine the city's own targets for intensification.

I disagree. I don't think adjacent to the park needs to be more. They can go 4 like Canterbury lands did. The bigger opponent to diversity is that our council is so damn in love with sprawl and letting developers push outward.

I thought the deck concrete on the Pinkie bridge was done, but they are doing another deck layer tonight. Looks like they were just getting started around 9pm with 2 concrete pumps and the gantry power trowel.

From people I know of and talk to boardwalk property's land which is adjacent to that building has approval to build up to 10 stories on there townhouse sites if they ever wished too. The person I talked to said that is a long shot and they would be more intrested in building more at there Pines of Normanview location.

Why? Why limit it to 4 stories there? Do you want inner urban density or not?

College Avenue has a lot of taller buildings by the park and it doesn't ruin anything.

I think the north side of College across from the park is different than immediately facing green space. (And yes, I despise Roberts Plaza on Hillsdale and 23rd.) College has Cooperators and taller behind it.

Anyone know what the new building is going up on the south side of Ring Rd between Ross and Dewdney or who is building it? I'm suspecting by the crane and the shape of the wall going up it might be bays for semis along that side.

It will be a shipping/warehousing facility.
Eagle Builders looks to be the general contractor.
They are primarily a precast supplier but could have an expanded role on that project.

The RM of Sherwood is expanding the scope of the road stabilization project that is underway between Dewdney and Armour Road past Sherwood Forest to include Armour Road to the bypass. They are using some sort of asphalt injection process to turn the gravel roads to a hard packed surface.

There's a giant precast warehouse going up next to the Ring Road where the big white Sears warehouse used to sit. Does anyone have the details? I believe the land is owned by Nexus REIT.

Nexus Industrial REIT is among the larger players, with new projects beginning this year including a 312,000-square foot property on a 23-acre site in Titan Business Park on the city’s east side. Nexus’s annual report noted that 205,000 square feet had been preleased, underscoring the strong demand projects in the city are seeing.

I was curious so I rode past there this evening. Some pictures: https://imgur.com/gallery/QyXvGIe

I've definitely never seen a large building built that way before.

Pre-cast construction. Very popular in the 70's and very fast to assemble. Examples include City Hall, Grenfell Tower, Old Superstore, Viterra Tower, Chateau Tower, ...

Great pics. Thanks!

Does anyone know what is happening on the corner of Albert and 14th? There appears to be some equipment and a sign suggesting they are doing remediation of the lot. I have always thought that would be such a great corner lot for a new development.

There was once a gas station on this site, but that was a long, long time ago. The empty lots on Albert & 15th (SE and NW corners) were also gas stations at one time. All three of these properties are considered 'brownfield' sites, where there was ground contamination, and hence, the need for remediation. It would be nice to see these properties redeveloped for something. According to Google, there are some 30,000 brownfield sites in Canada. They aren't just former gas station sites, but also include industrial lands where there may be soil contamination. The former CP Rail land downtown is such a property, with contaminated soil.

Similar remediation work happening at the site West of the 7/11 on Hill Ave.

I don’t necessarily think it is attached to a proposal as the lot is still available and nothing has come through the city
