Got invitation for walk through Tower 2 - 7th floor this week.

What interest rate is everyone getting right now?

I got 5.09%, 5.19%, and 5.49% for 3-year fixed from RBC, Scotiabank, and CIBC respectively. However, the rate for CIBC should be lower now as I was provided that rate a month ago.
6.20% to 6.50% for 3-year variable from the same aforementioned banks.

Thanks for sharing, my mortgage broker says TD is 4.88% right now for 3 year fixed.

I don't understand the aversion this forum has toward tangential conversations. It's extremely dead and can use all the discussion it can get.

These large projects have always attracted a handful of future owners who generally aren't interested in any discussion other than on their purchase. They tend to never stray the conversation too far which is far more than can be said about numerous long time active users here.

PPSF used to be discussed here quite often, though not necessarily from those buying/selling so I don't see this as warranting any action. The posts on interest rates on the other hand are definitely off topic but I'm not going to bother with two posts.

If you disagree please feel free to report the post and it will be discussed among the mod team.

Because this isn't social media where the goal is to attract as much activity as possible, it is a discussion board. The more we stray off topic the more we drive away the users who actually care about the focus of SSP.

It's OK, I thought I'd ask real interested people in the area about a true gauge of ppsf. I just spoke to a realtor that does a lot of business in the Brentwood area and she showed me comparables brand new are averaging at $1200/square foot. This may price me out of the market for brand new but looking closely

If you look at livabl.com, they publish an average psf price for projects. In the case of Gilmore Place they quote $1,324 psf. Obviously that's an average across all the floors of all three buildings, but you can compare with other towers.

Unfortunately those sites show list price, not sales prices. There won't be any published sales prices for this building until completion because there haven't been any sales yet technically.

If you look at sales prices in the neighbourhood though, the new builds all seem to be in the $1100-$1200 range.

As of yesterday it appears that Tower 2 west side balcony work is nearing completion, but NW corner balcony work (West side) has not yet started and is still under netting. I assume no Tower 2 walk throughs will occur for those units for quite some time.
