This Is What's Happening To The Ankara Motel

Quote:
Construction continues at a steady clip at the site of the old Ankara Motel for a 2015 opening as the Aloft South Beach. The Ankara site will be, according to the architects ADD Inc., "the first resort destination for an Aloft hotel" which is normally the type of boutique hotel that goes in urban settings, like Brickell. The Aloft South Beach is undoubtedly urban too, a low-to-midrise tower rising from behind the Ankara's former mass, on a very dynamic site, surrounded by other development, and waterways, and about about a block from the ocean.

Somehow, it just won't retain any of its old charm.

Plan For The Met Square Archeological Site

Quote:
After lots, and lots of drama pertaining to the future of the archeological site discovered where the foundations of the future Met Square tower are supposed to go, developers MDM Development Group and their architects Nichols Brosch Wurst Wolfe (boy is that name a mouthful) have released the new renderings of what they intend to do with the site. The result of negotiations with city preservation people, these plans will preserve "critical" pieces of the archeological site while allowing the whole kitten-kaboodle of the tower to go forward.

Developer revives plans for ‘Spanish Village’ site in Coral Gables

Quote:
A 6.8-acre site near downtown Coral Gables that has languished for years could be home to high-end condominiums, office space and a five-star hotel.
Developer Agave Ponce LLC has presented its vision to the City Commission for the land just east of Fred B. Hartnett/Ponce Circle Park, which is on Ponce de Leon Boulevard just south of Miracle Mile.
Agave Ponce hopes to succeed where previous developers have struggled in bringing an “urban village” development out of the ground. Agave Ponce’s CEO, Hector Fernandez, also is an executive with Mexico City-based Grupo JB, which owns the Jose Cuervo tequila brand.
Previous owners Ponce Circle Developers had received approval in 2006 to build the Old Spanish Village, which was supposed to be a complex of residential, retail and office buildings. That project stalled and fell victim to the recession. An unoccupied bank building and some initial structures leftover from the previous developer remain on the site behind a construction fence.
According to a presentation made to the commission in January, the project includes 254 owner-occupied luxury condominiums, a spa, five-star hotel, high-end retail shops and restaurants, a Class A+ office building and above-ground and underground parking on site.
In addition, Agave is considering making streetscape improvements to the residential streets east of the project, like widening green areas, planting oak trees and resurfacing roads.
City Manager Pat Salerno said this planned project, which has no official name yet, differs in many ways from the old Old Spanish Village idea.
“This is going to be a much higher-quality endeavor, from building materials, public spaces, landscaping,” he said. “It’s going to be of the highest level seen anywhere in South Florida.”
When saying Agave has a good track record in Coral Gables, Salerno pointed to the office building at 396 Alhambra Circle, another Agave development. The Alhambra project has a Gold certification from Leadership in Energy and Environmental Design, or LEED, which recognizes sustainable buildings, and has attracted tenants like CitiBank, HBO Latin-America and telecommunications company Millicom International.
Salerno said Agave spared no expense with that $140 million project.

Hyde Midtown looks awful, which is surprising as it comes from Arquitectonica, who usually does very good work.

I'm really digging Beach House 8 and Grove Isle.

It is the best of the bunch you mention... at least the most distinctive in a Miami filled with hundreds of obscenely derivative condo towers. Beach house and the Grove Isle tower look like everything else that's been built in Miami in the last 10 years. Not that they're bad, but they certainly won't turn heads.

Hyde resort, on the other hand, at least makes an attempt at being original while using classic art deco curvatures.

ADD Inc. Redoing Three More Historic Collins Ave. Hotels

The Haddon Hall [Renderings via ADD Inc.]

The Berkeley Shore

The San Juan
Quote:
The 64-room Berkeley Shore Hotel on 1610 Collins Ave is getting 33 new rooms. A ground floor restaurant will be added, along with a "lower rooftop pool deck and an upper rooftop pool deck" There will be a ten-story tower addition at the rear of the hotel. "The Berkeley Shore Hotel's interior concept is a clean and fresh palette of warm neutrals with elements of color throughout."

At the 76-room San Juan Hotel on 1680 Collins Avenue, guestrooms, public spaces and pool area are being redone. "Design inspirations stem from classic postwar modern style with nautical influences reminiscent of Old San Juan, Puerto Rico. Warm woods with brass details, luxurious marble and touches of navy and burlap will define the interior design of the San Juan Hotel."

The 166-room Haddon Hall Hotel on 1500 Collins Avenue, will encompass the restoration of three buildings, including the Campton Apartments building to the rear. It will include a new courtyard with indoor/outdoor restaurant, new bar, new library, new gym & juice bar, new cabanas & trellis. "The exterior of the buildings will be painted in a white color palette and will be landscaped with palm trees. Historic elements such as the fountain and statue [by 1920s artist and sculptor, Robert Schwarz] and lanterned entry pillars will remain in front of the Haddon Hotel building. Other historic details including building signage, an ornamented fireplace, and art deco lighting fixtures will also be preserved. The lobby and room interiors will be redone with a fresh, tropical moderne-vibe with retro nuances, new furnishings, and décor."

More of a news update on the incredible boom that is going on. Keep in mind, a lot of these proposals are going through. The market is really hot right now. I could only imagine the number of towers this city/metro will get in the next couple of months or years that are under construction will be in the high hundreds.

Slick seaside apartments in Miami: the building boom is back

Publish Date: 26 March 2014

Quote:
Florida's east coast resort of Miami was the poster city for America's boom and bust of the past decade. Fuelled by cheap credit and its alluring sun-and-surf party image, building boomed from 2002 to 2008 as foreigners - South Americans in particular - poured in to buy balconied apartments with ocean views. When the market slowed prices collapsed, falling up to 50 per cent in places, leaving spanking new condominiums waiting forlornly for buyers who had slipped away.

What a difference a few years can make, because now Miami is back with a bang. Culture, art and plenty of style have coaxed buyers back to the city by the sea. Apartment prices have risen for 31 consecutive months, says the Miami Association of Realtors, and 62 per cent of buyers are paying with cash, not credit - double the average in the US as a whole. Figures from Christie's Real Estate show sales volume of luxury homes in the city increased by 35 per cent in the past year alone.

European invasion
There are 175 new residential towers under construction in Miami, most in Downtown and the financial district around Brickell, along with interesting additions to Miami's ever-improving and exciting cultural life. Most notable is the striking PAMM modern art museum, designed by Tate Modern architects Herzog & de Meuron.

New hotels, such as the Metropolitan by Como on Miami Beach with grey, pastel pink and pale sea-green interiors by Italian designer Paola Navone, are aimed at the growing numbers of styleconscious visitors, now from Europe as well as South America.

TODAY’S DEALS: Miami Waterfront Development Site Trades Hands

Quote:
A 1.1-acre development site in Miami has traded hands for $11.3 million. The site at 6800 Indian Creek Drive had previously gained approval for an 80-unit, 14-story residential tower with 18 proposed boat slips. In addition, the land is one of the only remaining waterfront residential development opportunities in Miami Beach. The seller was Windsor Capital. A private real estate investment group acquired the site. ARA’s Boca Raton office brokered the sale.

Massive Watson Island development moves forward

Quote:
Nearly 13 years after being initially approved by the City of Miami, the $640 million Island Gardens mixed-use project on Watson Island is a few months from getting underway.
Flagstone Property Group’s long-discussed development is on track for a summer groundbreaking, Miami Today reported. The company gained momentum for the project last month by luring the Yacht & Brokerage Show to set up a location there. Once the development is finished, its Deep Harbour marina would host the annual show’s “Superyacht Miami” event, with mega-yachts exceeding 150 feet in length on display.
Island Gardens plans include a five-star hotel, four-star lifestyle hotel, fractional ownership residences and retail and restaurant space on 6.5 acres owned by the city.

Flagstone consultant Brian May told Miami Today the project’s financing is “coming together nicely.”

The New Touzet Studio-Designed Lincoln Road Apple Store

This is the future Apple Store on Lincoln Road, designed by Touzet Studio and approved by the Miami Beach City Commission, despite reservations by the planning staff that the building did not suitably reflect an historical - but long gone - predecessor. The image popped up on exMiami. The approval finally ends a saga between Apple, preservationists, and the City of Miami Beach, with Gap and Touzet as supporting acts. (see here for a recap) It seems Apple learned from the drama by hiring Touzet, which designed the new Gap building next door that the city just absolutely fawned over. The new design reflects Lincoln Road's original automobile showrooms of the 1920s and 30s, and "makes extensive use of historic materials such as keystone cladding"

Quote:
Apple's desire for a big, flashy new Apple store on Lincoln Road to replace their itty bitty little one remains quite strong after their last plans were denied by the HPB board for the Gap site. The new plans are to demolish a one story building right next door, at 1021-1025 Lincoln Road and replace it with a two story store. Although we haven't seen the new designs, we assume it'll be white and glassy.
