Simon Dushinsky’s Rabsky Group is seeking to construct a 24-story, 106-unit mixed-use project at the site, an excavated but empty parcel at the corner of Franklin Street and Broadway, according to a proposal filed late last month with the Department of City Planning.

The plan represents an increase from Dushinsky's earlier proposal to develop a 20-story, 89-unit project at the site, a boost linked to zoning reforms put in place by the City of Yes initiative.

Work is getting underway at 30-11 12th Street, the site of a nine-story residential building in Astoria, Queens. Designed by Nikolai Katz Architect for Samuel Teitelbaum of Palm Tree Consulting, the 91-foot-tall structure will span 94,474 square feet and yield 124 rental units with an average scope of 761 square feet. The project will also include a 31-foot-long rear yard. The property is located at the southeast corner 12th Street and 30th Avenue.

The site has been cleared of its former occupant, and a team of machinery sits among piles of concrete rubble awaiting the start of excavation.

The street-level rendering in the main photo looks south at the building, showing a multifaceted massing with alternating five- and nine-story volumes. Setbacks at the sixth floor will create space for private terraces, and numerous balconies protrude from the northern and western elevations. The façade will be composed primarily of red brick surrounding floor-to-ceiling windows and glass balcony doors with protruding frames. The ground floor will feature more expansive glass, and the upper levels above the setback will be clad in contrasting gray paneling. Decorative metal beams will line the edges of the building’s five-story volumes, rising up with a slope to the corners. A landscaped terrace will sit atop the flat roof.

'Just Wonderful.' An All-Affordable Apartment Tower for Downtown

A new apartment building in Lower Manhattan, every unit affordable. That has long been the goal of Downtown housing advocates—an elusive one until now.

On a small empty lot at 50-58 Cliff Street, not far from the South Street Seaport, will rise a 24-story tower with 120 units of below-market rents based on income. Eighteen apartments will be set aside for formerly homeless people, with social services on the ground floor.

The project, located next door to St. Margaret’s House senior residence and adjacent to the Southbridge Towers complex, is a collaboration between Trinity Church, owner of the lot, and Settlement Housing Fund, the nonprofit owner of affordable housing in 50 buildings around the city. The estimated $70 million project is made possible, said Caylin Bullock, Settlement Housing Fund’s senior project manager, because her organization is the sole developer. Unlike joint venture partnerships between large for-profit developers and smaller non-profits, she said, “our mission is always forefront in the development and not the larger profit margins that some of the other developers may have.”

This sucks. Why would they build half of the allowable height? These idiots don't understand how housing works. They're clucking about affordable housing, but they aren't building the maximum amount of units on their land.

Some sleazy developer could have built a 43 floor luxury building with zero affordable units, and he would have done more for regional affordability than these clowns.

And Southbridge Towers should prolly be torn down and rebuilt from scratch. It's a blight.

of course on probably the coldest day of winter i decided to take a little walk around the sw tip of manhattan — to see the seawater resiliency work they have been doing around historic pier A and wagner park —

Fulton Park, Brooklyn - Redevelopment


I was actually born not too far from here. This is the kind of lowrise housing that greatly underutilizes the site. They are looking to increase the amount of units there 10-fold. It could probably support more, but a good start.

Regarding 112-51 Northern Blvd

Since this has been cancelled and the thread is locked I'm posting here to say what a shame this is. Since there was no progress for so long, it isn't a huge surprise but pretty disappointing as the design would have been stunning. Something big will be built here, especially now that it looks like Hard Cock Casino may actually happen at FMCP. When it does it needs to be a great design because you don't get much more visible than this site.

351 Powers Avenue is located on Powers Avenue between East 141st Street and East 143rd Street in the Mott Haven neighborhood of the Bronx. The site is an undeveloped City-owned lot totaling approximately 17,400 SF. It sits adjacent to the P.S. 65 and Academic Leadership Charter School shared building and playground to the south, one- and two- family homes to the north, and 5-story multi-family buildings directly to the west.

The site is surrounded by a mix of uses, including low and medium density residential buildings, community facilities and the 34-acres St. Mary’s Park. The site is within a 10-minute walk of several public transportation options, including the Cypress Avenue 6 subway stop, and the Bx 17 bus line which runs north/south on St. Ann’s Avenue and connects to the 2,5, and 6 subway lines. The closest major commercial corridor is a few blocks southwest at East 138th street and St. Ann’s Avenue. The corridor includes a mix of restaurants, grocery stores and other retail.

Public facilities and institutional uses in the surrounding area include P.S. 65 (K-8), and Academic Leadership Charter School (K-5) adjacent to the Site, Neighborhood Charter School (K-3), J. M. Rapport School Career Development (9-12), University Prep Charter Middle School (5-8). The nearest public library is Mott Haven Library located less than a mile from the site. There are several places of worship nearby, including Templo Emmanuel on Cypress Avenue. The nearest post office is located half a mile from the site on East 139th Street and St. Ann’s Avenue.
