New renderings have been revealed for 220 East 9th Street, a seven-story residential building coming to Manhattan’s East Village. Designed and developed by Arcus Development with Colberg Architecture as the executive architect, the 74-foot-tall structure will span 31,231 square feet and yield 18 condominium units with an average scope of 1,735 square feet. The project will involve the partial demolition and conversion of a five-story parking garage, and will also feature a cellar level, a 22-foot-long rear yard, and enclosed parking for ten vehicles. Astor Nine LLC is listed as the owner of the property, which is located between Second and Third Avenues.

The renderings above and below show the intricate red brick masonry façade and recessed industrial-style windows. The final floor is set back from the street and features angular walls on the eastern and western ends, and the entire structure is depicted covered with an abundance of climbing vegetation.

Project: Overhaul for 14th Street around Union Square

Mayor Eric Adams, the New York City Department of Transportation (DOT) Commissioner Ydanis Rodriguez, New York City Economic Development Corporation (NYCEDC) President and CEO Andrew Kimball, and leaders from the Union Square Partnership and the Meatpacking District Management Association recently announced $3 million in public-private funding to upgrade the 14th Street corridor in Manhattan. An extra $2 million will come from the City, while another $1 million will come from Local Business Improvement Districts. Marvel is the designer of the street and sidewalk improvements.

Renderings above and below reveal the scope of the expanded public plaza spaces and revamped sidewalks around Union Square. Design features will include new landscaping, upgraded pedestrian space, greenery, and safety enhancements that all still preserve existing busway operations.

The 14th Street corridor project will follow the public-private model of the City’s $400 million proposal to transform Fifth Avenue with wider sidewalks, more greenery, dedicated bus lanes, and more. The DOT, NYCEDC, and the Union Square and Meatpacking District Business Improvement Districts (BIDs) will conduct a study to evaluate transformational upgrades to the pedestrian and transit rider experience along 14th Street in Manhattan.

The $1.5 million investment in the fiscal year (FY) 26 Adopted Budget, which builds on Mayor Adams’ FY 2026 Executive Budget, along with $500,000 in funding from the NYCEDC, will help provide funding for the entire 14th Street corridor, which sees 28,000 daily bus riders and thousands of locals and visitors seen along the street each day.

New York City has unveiled a $164 million plan to transform the Clarkson Street corridor in Manhattan’s West Village into a recreation, cultural, and fitness hub spanning roughly 100,000 square feet. Led by NYC Parks with partners at HPD, DEP, and the Hudson Square BID, the multi-site vision centers on a new outdoor aquatics complex at the Tony Dapolito Recreation Center, a new indoor recreation center at 388 Hudson Street, restoration of Keith Haring’s Carmine Street Pool mural, and new public space at Hudson–Houston Plaza.

The indoor component of the new complex will be delivered within HPD’s planned mixed-use development at 388 Hudson Street. Planned to be fully ADA-accessible, the facility is slated to include an indoor pool, a gymnasium, and flexible program spaces, representing a 60 percent increase in indoor square footage over what the neighborhood previously had.

Across the street, Tony Dapolito Recreation Center will be rebuilt into an outdoor aquatics complex with a new accessible pool and pool house. The project will explore reusing select exterior elements along Seventh Avenue and Clarkson Street, and the entire site will remain public parkland. Cultural elements include the restoration of Keith Haring’s Carmine Street Pool mural in partnership with the Keith Haring Foundation, plus the creation of Hudson-Houston Plaza, an accessible open space featuring greenery, shade, seating, and art inspired by Eduardo Kobra’s “Ellis” mural.

The render features a symmetrical façade with alternating vertical bands of light and dark brick, large windows, and ground-floor retail spaces with street-level plantings and regularly spaced trees.

JLL Capital Markets arranged the sale of the site, which is located approximately one block from Prospect Park. The property sits adjacent to another ongoing development at 960 Franklin Avenue, which will include 301 residential units.

Transit nearby 970 Franklin Avenue includes stations served by the B, Q, 2, 3, 4, and 5 trains.

Designed by Aufgang Architects and developed by the New York City Department of Housing Preservation and Development (HPD), Gilbane Development, Blue Sea Development, and Artspace Projects, Inc., the $254 million development will bring 283 affordable rental apartments to households earning between 30 and 70 percent of the area median income. Units will range from studios to three-bedrooms, with a portion reserved for formerly homeless individuals. The property is located between Pitkin and East New York Avenues.

The Brownsville Arts Center & Apartments will also include a 28,000-square-foot cultural arts center, anchored by a 3,440-square-foot multipurpose performance and rehearsal space for community groups. The project will deliver nearly 263,000 square feet of residential space in addition to the arts facility. Designed as an all-electric building, it will target Passive House, LEED Platinum, and other environmental certifications.

The rendering shows the structure with a largely monolithic massing with a setback spanning the entire eastern elevation at the sixth story. The façade will be composed of red brick surrounding a grid of recessed rectangular windows with black frames, while the upper four stories above the eastern setback will feature a contrasting white exterior. A landscaped plaza appears to be positioned at the northern end of the property.

^ That's the 52 St elevation shown. I'm not sure how or why the project is addressed on 51 St as that's only about a 25' wide lot that unfortunately appears likely to be used for auto access and left a gap in the streetwall.

Design looks alright enough. No complaints. Its' seam with the neighboring old walkup looks like it's sensitively done. Nice attention to detail. That's where god is after all.
