Maybe you shouldn't draw false correlations. I said the dog park lobby is obnoxious because of its entitlement. All you're doing is fortifying the claim.

Who you been talking to? If it's someone from the dog lobby, go figure. If it's someone working on the project (like me), then you may have some validity. From what I've heard, and from what's been shown at the public consultations, there's a dog park going back in there. I've stopped work for a few months now, since it's been out to RFP. So maybe things have changed. But some dog owners group who's pissed off is not a reliable source of information.

Anyways back to retail.

Why is everyone so focused on stores in the south, why does Winnipeg North continue to get the shaft? We just keep getting more vacancies!

Well, no offense intended here, but the north end has been declining for 20 years.

Vacancies are a result of poor business results. People don't just shut down profitable businesses in an effort to spite the north end. And with the ethnic makeup of the north end what it now is, the market fro traditional western retail just isn't there anymore...

A couple of the big issues with the north end, aka Garden City, are the lack of available, quality space and the distance to both Polo Park and Kildonan Place.

This is probably true, but if there were a market for decent rents, somebody would be renovating and updating spaces.

There hasn't been an influx of new space in the NW corner of the city since the 80s, arguably the last time that the McPhillips/Garden City retail node was one of the city's most prominent shopping districts. Not a lot has changed there in the last 25 years apart from Garden City Square being transformed into a bunch of big boxes (do the Aspers still own that site?), and the construction of the new Wal-Mart up on McPhillips.

The bigger issue is that the spaces available are mostly occupied, and have been, for a long time. The last significant vacancy was when Petcetra closed but it has since become a Good Life. The closure of the movie theater is a special case as it would be a completely new build unless you ran a similar business. The former Zeller's is also a horrid example as it effectively lacks suitable parking for anything that would fill something that space and is likely why Target passed on that location despite having nothing similar lined up.

I have heard rumors that the site at McPhillips and Murray Rd that most of these places look at, including Wal-Mart, is that it is currently unserviced with a high cost to bring the site to the level needed. There have been a few plans to build north of the current development yet nothing seems to gain enough traction. One issue that really worked against the northwest was Kenaston opening up as a retail destination. All the sudden if you are opening four stores in Winnipeg it shifted from Polo-St Vital-KP-Garden City to Polo-St Vital-Kenaston-KP. The big question now is if something will move into the Safeway space on Lelia. It is a high profile location with decent parking availability. The big box stores east of there really limit the opportunities to expand that location in the way Canadian Tire had once considered.

Garden City Square is now owned by the same company (H&R REIT / Primaris) that owns Grant Part Shopping Center and Kildonan Place

Seeing how there is a Target at both of those malls I hope it is a sign of things to come. They just got to send Staples and Scotiabank elsewhere and do a bit of expansion.

there is a coffee and donut place opening up net to King and Bannatyne in the Bedford parkade. there's also a coffee shop called Fools and Horses opening at 393 Broadway.

Well a new Dollarama is going in on Regent where Value Village used to be. There will be another store next to it eventually.

Are they keeping the one in the KP mall? Seems pretty close. There's also one a bit further down Regent in the strip mall with Dals and Extra Foods.

That's about 8600 sq ft that Dollarama takes up @ KP according to the leasing map. If they do move I guess the mall could try and subdivide it if they can't find a tenant to take all the space.

The KP location is soo busy most times I go to the Mall, couldn't seem them closing it. Unless rent is too much or something. Really is a prime location right next to the food court.
