Construction Nearly Complete At 1429-31 Federal Street In Newbold

A recent location visit by Philadelphia YIMBY has observed that construction work is nearing completion at a four-story, 42-unit mixed-use residential and commercial project at 1429-31 Federal Street in Point Breeze, South Philadelphia. The development rises on the north side of the block between South Broad Street and South 15th Street. Designed by Vincent Mancini, the development will span 34,668 square feet and feature retail space at the ground floor, a green roof, and parking for 14 bicycles. Permits list Top Gun Enterprises as the contractor and specify a construction cost of $3.8 million.

Renderings Revealed For 3935-45-47 Ogden Street In Mantua

Construction Tops Out At 817-21 North 3rd Street In Northern Liberties

Designed by Atrium Design Group, the building will feature a 4,855-square-foot commercial space at the ground floor and a roof deck, which will offer dramatic skyline views with its prominent height. The development will provide basement parking for 36 cars, as well as space for 20 bicycles. Permits specify Atrium LLC as the contractor. Construction costs are specified at $10.5 million.

700 N Delaware Ave update from Naked Philly

2400 E. Huntingdon Street project in Olde Richmond - Update from Rising Real Estate

‘A return to normal’: New report shows silver lining for renters in Philadelphia

Prices remain high, but aren’t growing at the rate they were during the pandemic.

“Renters are finally getting a breather,” said Zillow senior economist Orphe Divounguy.

Typical rent in the metro remains high, but rose just 0.4% from May to June, according to the report. That translates to $1,864 — about $150 less a month than the typical rent across the country.

Year-over-year, rents here have increased 3%, putting the metro around the middle of the pack when comparing other big cities. Washington, Boston, and New York all had higher increases and remained more expensive than Philadelphia.

Nationally, rents are up 4.1% over the same time last year, reaching $2,054.

My office is in the Public Ledger Building and we just received notice that they will be converting the whole building into condos. We have until the end of the year to move out so its seems they would get started pretty quick.

One of the problems with the buildings (new and old) on this stretch of 2nd Street is that the first floor commercial spaces have ceilings that are too low. This looks to be no different. IMO, it's one of the reasons why NoLibs hasn't been able to attract signature restaurants. The spaces are too chopped up and claustrophobic.

Where did you spot this painting? I may buy it today haha

I'll never forget Bryce's "swing of his life" and the night it happened. I remember the moment I hurt my ankle from jumping up and down on the 2nd floor of McGillin's after the ball left the park, but still running out into Broad Street climbing poles when we knew we were going to the World Series. Best injury ever!
