Pretty cool development recommended and going to committee today. Vietnam Village (590 Corydon) wants to put a big addition on the front and back of the house. Front would become a sweet shop and patio would be moved to be a rooftop patio, inside restaurant would be expanded to the back.

In that same link there's a pretty nice infill project being proposed for Dudley & Hugo, right off Pembina. Three houses to become an 11 unit bungalow-style MFR.

Looks like Pho Hoang and Rollesque are finally open in Osborne in the old Desart space. They're just doing takeout/skip right now.

I was never keen on that style of development... it's better than nothing, but houses turned into commercial space always seemed a bit ramshackle to me.

Green Apple closed their doors during the shutdown, the space is for lease now. Based on their IG it seems like they're sticking around online for now at least (although the website just says coming soon).

Something appears to already be going in where Ascenti Cocoa was, beside Grace Hill.

Does this style of project exist only to make the variance process easier? (e.g., easier to get approved for an addition or alteration than to tear down and build from scratch?)

It does feel like the worst of all worlds: The original house is basically invisible, but it constrains every aspect of the visible rest of the building.

I would think so. You can add an addition to your house, which basically encircles and completely encloses the existing building. As long as it falls within current zoning. If you want to demo and rebuild you need to go through a different approval process. From what I've heard.

That particular project went through committee approval anyways, so I'm not quite sure what the benefit is beyond keeping the existing structure and not having to spend money on a new one.

It’s similar to how many people here when doing a tear down and rebuild will reuse a small part of the foundation because if you leave a minimum (I think 5 or 10%) of an existing building the permit process is way easier as it can be considered a renovation instead of a new build. I know a few people who have done this.

^ Each Pho Hoang location looks nicer than the last. They did a bang up job in there... good to see.

Yeah, hopefully inspires more of the same. Currently Kawaii Crepe is the only tenant in that whole building they're in.

shit, really? isn't spicy noodle house in there? or did they fold?

on an unrelated note: all the for lease signs seem to be gone from the old Dutch Maid (most recently an antique/junk market). anyone know what's happening there?

Sorry you're right Spicy Noodle House is still there too.

I think someone mentioned a possible new development on that site a few months back here.

The Snap Fitness on Osborne shut down permanently too. God I would love to see that old Blockbuster replaced with a much bigger and better development.

the worst makeshift FOR SALE sign ive ever seen is conspiculously missing from the old dutch maid/antique store window when i last walked by. i really wouldnt expect that building to stay empty long.

why not? that building is absolutely gigantic and is falling apart completely.

what would make it appealing (esp relative to the other vacant spaces in the Village eg Village Pet, Snap Fitness, Stella's, Hush/Shout, Latino Market)?
