Those balconies are way too narrow and shallow for trees that size. Developers want trees all up and down their towers but don't want to lose the square footage needed for them.

Its a very bulky building, which the skyline doesn’t really need more if. But I’ll take it over another 50 Hudson, which is a big monster.

Height alone is not what makes a building more worthy over a demolished building. An extra 200 ft here doesn’t move the needle all that much.

Someone please put a ban on foster for like 5 years in NYC. The only project they've designed I would consider good is 270 Park Ave, the rest is recycled trash.

Vornado could potentially get a larger plaza on 32nd Street. We know the state plan is to make the streets around Penn Station more pedestrian oriented.

It wouldn't surprise me if what gets built doesn't look like any of the recent renderings. A lot is going to depend on tenant signings. I think they're going with the smaller version in hopes of getting that started sooner.

Foster didn't really do bad here. Vornado did a good job with the rehab of 1 and 2 Penn. Both are competitive with anything you'll see in the new towers. It's a strong first move in Vornado's quest to remake the area. 15 Penn will get done in one version or another.

This is a nice tower, but I do hope that if Vornado does move forward with the smaller tower, we at least get a redesign and more simplified building.

Vornado needs to buy the entire west side of 7th between 33rd and 34th. That vile block is like Tartarus. It’s the neighborhood’s Achilles Heel.

It's fine. Such hyperbole is an unfair description, IMO.

I don’t see the space next door to the new pizza place being empty for much longer. With the work already done and the continued work to come, I feel the whole area is on the rise. This block just reflects the area, with some sit-in dining and places to grab a quick bite by the station - along with the usual main avenue filler that comes with the territory.

Especially with the recent news of Apple moving in a couple blocks down.

The best way I can describe to people the look of current plans for the building is an extended and taller 2 Penn Plaza. People seem to love what they've done with it (it's nice, I'm more impressed with what they've done with 1 Penn). That area between the two has become Times Square South in many ways. I think it's a good thing, and a sign of what's to come for the area.

Apple has significantly expanded its presence at 11 Penn Plaza, a Midtown Manhattan office building owned by Vornado Realty Trust. The tech giant has secured an additional 61,000 square feet, bringing its total occupancy to 460,000 square feet.

Apple now occupies the fourth through 14th floors of the 1.15-million-square-foot tower located on Seventh Avenue between West 31st and West 32nd streets. Previously leased by Macy’s, the tech giant had this additional space incorporated into its existing lease at an asking rent of $85 per square foot.

The deal is unique in that it involved a direct lease agreement between Apple and Vornado, rather than a sublease from Macy’s. This allowed Apple to secure additional space and extend its lease term.

However, it’s worth noting that, despite the latest developments, Macy’s remains the building’s primary tenant and headquarters.

Apple initially sought to sublease 220,000 square feet from Macy’s at 11 Penn Plaza in 2020. The asking rent at that time was in the mid-$60s per square foot.

Before settling on 11 Penn Plaza, the company had considered leasing space in another one of Vornado’s properties, the Farley Building. However, Facebook ultimately secured the entire office space within that project.
