The landscape architect has some street level renderings that we haven't seen before. See post #61 for the renderings presented to the DC in August 2020. I don't which version is the most recent.

Who exactly is going to sit on all those tables and chairs outside a sterile, lifeless lobby without any retail or restaurant? Why do developers want to turn vibrant Downtown Austin into corporate Houston?

It will be a huge loss if we lose net commercial space in that area. Long term, when the CC expansion is finally complete — as well as all the other office/residential on the books within a few block radius — demand for restaurant/retail/services is going to be much stronger than it is now.

I hope the planning folks at the city keep pushing back on developers like they did with the 415 Colorado folks. Long term we’ll continue to need ground floor commercial pretty much everywhere in the CBD.

Those last renderings are from the landscape architect and focus on Great Streets and not so much on the building uses/programming. Although it would have been better if they did. The DC approved the density bonus over a year ago, and it has two retail locations, outdoor cafe and the lobby is planned as a gallery with changing exhibits.

OK thanks for the clarification. I don't have a quibble with the landscape architect's design, but if I were the developer, I would never have let them release the renderings without an accurate depiction of the restaurant / retail space.

The DC is all about public engagement and retail which is probably why these renderings were not shown at the meeting. But it's funny how they included all the seating and tables without showing the reasons (cafe/retail) why they are there.

Times are good when a 700 footer drops to the bottom of Page 2. I wasn't expecting this so soon, but the site plan was approved and released today.

Amazing! What do we put this one's odds of becoming a reality at?

Interesting to note the site plan references a restaurant in the proposed usage. Hopefully it'll be something more inspired than the mediocre tex-mex across the street!

This thing might actually be pretty badass. I’m loving the way the dark glass panes lay overtop each other, a little like scale armor.

It’s crazy how quickly the Western Parcels are filling in. Vince Young still might pop if they can figure out how to work the warehouse into whatever the design looks like,

The approved elevations were made available today. They are fuzzy, but no change in height or floor count.
