^^^ Wow! Notice that they, like Transwestern before them, decided to only go four floors. It's a good looking building. If anyone has a pulse on when they break ground please share.

Site plan, but it doesn't include elevations.

‘Coolness Factor’ Draws Developers to East Austin, Tex.

Quote:

AUSTIN, Tex. — About five years ago, a young bartender in downtown Austin told Josh Delk that she was renting a house on the other side of nearby Interstate 35, in the lower part of a rambling East Austin neighborhood that stretches from the Colorado River north to 12th Street.

The neighborhood was perceived to be a place to avoid after dark, so the fact that she rode her bike to and from work, often in the wee hours, was eye-opening. At the time, Mr. Delk, a vice president with the commercial real estate firm Transwestern Development Company, was overseeing the construction of apartments in a trendy area south of the river and was courting her generation.

“I said, ‘You’re my demographic,’” recalled Mr. Delk, who had witnessed fits and starts of development in East Austin over the years. “And I thought, ‘Has East Austin finally arrived?’”

He and other developers quickly discovered the answer. Bar and restaurant operators were expanding downtown’s vibrant Sixth Street entertainment district into East Austin. Millennial renters and single-family home rehabbers were moving in and gentrifying the predominantly Hispanic neighborhood. The Lance Armstrong Foundation’s move into a converted East Austin warehouse had also generated interest among creative companies looking for new locations.

That street is bound to explode one of these days, in spite of protests from folks in newly built homes who hypocritically cry foul while pointing to questionable traffic counts...

The Habitat Re-Store at 4th and Comal is coming down.

One of the two mixed use projects at 12th and Chicon that has been stalled for about a year restarted construction this week.

4th and Chicon is coming along

Looks like The Arnold ditched the ridiculous cowboy mural in favor of a fully exposed parking garage. Not sure which is worse.

The building across the street has one more floor to go.

Much better than a big cheesy mural. But a plant wall would have been cool. At least there is still an opportunity to do something creative to conceal the parking garage sometime down the future if they want.

In some ways, I'd take the exposed garage over that mural. It's actually a jockey (for racing horses) ironically on a cow...which has nothing to do with Austin or the culture here. A cowboy would have made more sense even if it's a bit of a stereotype for Texas these days (at least in urban areas). That mural would have just been tacky and cheap.

A few things I noticed over the last week:

Site prep started on the second phase of the Arnold.

Site prep finally start on East Austin Hotel at 6th and Waller and the old wonderland building was torn down.

Demo started for Eastside Village next to the Alexan East 6th at 6th and Pedernales

Demo started for the new Greater Goods Roasting Flagship location and roastery at 5th and Pedernales
