Yea its a change of pace from the many developments without parking. IDK, I think if I where living in a place such as that, secure parking would be nice. I have a friend who lives in Hoboken and has to park in the street. Sucks sometimes because it can take him 20 minutes or more to find a spot if he decides to move it every once in a while. Plus, its not secure. I think its a luxury especially in NYC to live in such a place that includes parking.

True, it makes sense I think in that part of Queens.

510 Driggs as well as 540 West look awesome. 540 West is simple but reminds me of the Bauhaus style.

Love it! Thanks for posting these.

General Development: Bed-Stuy's Sumner Playground
Type: Park

Quote:
A $4.9 million makeover is coming to Bed-Stuy’s Sumner Playground, officials said.

While the project for the major overhaul is still in its design phase, the 1.97 acre park is slated to become more “family-oriented,” a city Parks & Recreation representative said at a recent Brooklyn Community Board 3 meeting.

Plans for the green space, which is bordered by Sumner Avenue, Madison Street, Throop Avenue and Monroe Street, include an added basketball court, the installation of adult fitness equipment and $500,000 toward a renovated comfort station, officials explained during a presentation.

JERSEY CITY | 321 Warren St | 165 FT | 15 FLOORS

Project: 321 Warren St
City: Jersey City

Very High Resolution Rendering: http://www.padnajc.org/wp-content/up...oking-East.jpg

Quote:
They are proposing a 15 story residential building with two ground floor commercial spaces. The ground floor would also contain the residential lobby, some auto parking, building service areas and bicycle storage. The building would be designed as a “Green” building with such features as car charging stations, low-flow fixtures, highly efficient appliances, etc. The design is still in flux, but the unit count is projected to be somewhere between 160 and 175 dwellings.

They are asking for an additional 25% more in height -15 stories (165ft) and 36+ additional units - taller than PAD Plan allows (125 feet) and with a FAR of 12-13 (max set for PAD transition zone is FAR: 8). There is already a plan to bring over ten electric charging stations on First Street – and their charging station would not be available for the public to use. There is only ground floor parking (only 20 spaces for 168 units and again, not open to public). Not sure how the neighborhood can absorb the extra vehicles (potentially +100).

JERSEY CITY | 144 1st St | 125 FT | 12 FLOORS

Project: 144 1st St
City: Jersey City

Quote:
The owners of 144 First Street – current tenant, Parlay Studios – presented a new design on October 30th, 7pm, based on the immediate feedback from attendees of the August 6th presentation. The architects moved the height on Second Street side of the building to the First Street side, reducing the height, but the unit count stayed the same. The design is almost identical to initial presentation – glass blocks and brick abstract section on Provost and rectangle on the lower portion four floors of First Street facade. Not industrial looking at all, very contemporary, similar to Toll Brothers down the street.

Smile NEW YORK | 149 Kent Avenue | FT | 6 FLOORS

Project: 149 Kent Avenue

Quote:
BuzzBuzz Home has spotted some construction fence renderings of the residential building coming to 149 Kent Avenue, where a Western Carpet warehouse was recently demolished. The project is being developed by L+M Development Partners, the same people behind the SPURA redevelopment plan, Northside Piers, the Adeline, and others. The architect of record is Leonard Fusco of GF55 Architects (Jupiter 21, +Art) and the building will be seven stories tall with 164 units and ground-floor retail, according to Department of Buildings permits. The signage at the site predicts that the project will be completed in Spring of 2016.

Smile NEW YORK | 134 Vanderbilt Avenue | 80 FT | 7 FLOORS

Project: 134 Vanderbilt Avenue

Quote:
The permit, filed in late March, indicates a total construction floor area of nearly 65,000 square feet, with almost 41,000 square feet of usable residential space (for an average apartment size of a bit over 900 square feet) and an additional 3,000 square feet of community facility space. It also says the building will only be six stories tall, contradicting the rendering, although the total 80-foot height is consistent with the visual depiction. (The rendering also does not show ground-floor uses that would qualify as community facilities, and the retail spaces look larger than 3,000 square feet.) The developer is listed as Joel Goodman of All Year Management.

BLDG Management is looking to build a $35.3 million residential building at a site that currently houses a gas station in the East Village.

The Lloyd Goldman-led company filed an application with the Board of Standards and Appeals to construct the proposed 46-unit, 10-story development, according to the New York Observer.

Smile NEW YORK | 137-45 Northern Boulevard | FT | 11 FLOORS

Project: 137-45 Northern Boulevard

Quote:
Developers have filed an application to rezone a supermarket to build a new hotel in downtown Flushing, according to city records.

Chris and George Xu, who head the Century Construction Group Corp., are looking to build a 214,000 square-foot mixed-use building on the site of the Great Wall Supermarket, at 137-45 Northern Blvd. The rezoning would allow for an 11-story building which would include the 191-room hotel as well as 43 residential units, 11,000 square-feet of retail space and a 7,890-square-foot community facility. The Xus’ proposal also includes 155 parking spaces and 33 spots where bicycles can be locked up.

The rezoning would also affect portions of lots that are adjacent to the main site, where a 25,000-square-foot supermarket currently sits along with a 38-space parking lot.

The Xus, who could not be reached for comment, have long been involved in developing residential sites and building hotels in Flushing, including the Marriott Fairfield at the corner of College Point Boulevard and 30th Avenue.

The city has initiated the public approvals process, called the Uniform Land Use Review Procedure, which will see the zoning application go before Community Board 7 and Borough President Melinda Katz for hearings and recommendations. It will then go to the City Planning Commission for approval before the City Council will get the last say.

If approved, the project is expected to be completed by 2017.

Smile NEW YORK | 538 Washington Avenue | FT | 5 FLOORS

I'm not sure what kind of acid the architect was on when they included that copper screen?
=================================

Project: 538 Washington Avenue

Quote:
At last we have a rendering for the long-stalled Scarano-designed building planned for 538 Washington Avenue in Clinton Hill. We think it looks really good. We like the way the facade relates to the street with lots of windows, colors and different materials. It looks like there will be a copper-colored metal screen — with window-sized openings — covering balconies and hiding the massiveness of the building behind it.
