Four Seasons project details expected today
Among unknowns: Pre-sales needed, number of condos

The official launch of the long- awaited Four Seasons hotel in downtown Denver will be announced today.
"Excellent," said hotel consultant John Montgomery. "It's been a long time in coming. But it's going to be an exciting project for downtown."

The planned five-star hotel at 14th and Arapahoe sreets was first announced by developers Jeff Selby and Michael Brenneman in November 2004. The nearest Four Seasons to the Denver hotel is in Jackson Hole, Wyo.

Early plans called for a 50-story hotel with about 235 hotel rooms and 102 ultra-luxury condos, called the Four Seasons Private Residences.

A spokesman for the development group, called 111 Tower, on Monday said new details will be announced today.

Several months ago, 111 Tower arranged $200 million in financing for the hotel.

The Four Seasons is a "stepping stone" that started with the opening of the Hyatt Regency across from the Colorado Convention Center in December 2005 and is being followed by the opening this year of the Ritz-Carlton in the former Embassy Suites hotel, said Montgomery, president of Horwath Horizon Hospitality Consulting/Montgomery & Associates.

"The Four Seasons is going to have to achieve room rates never seen before in Denver," Montgomery said.

John Desmond, vice president of urban planning and environment for the Downtown Denver Partnership, said the Four Seasons and other luxury hotels create a "new dimension" for downtown.

Desmond added that he doesn't think Denver was ready for a Four Seasons five years ago, but it is now.

A lot of people were skeptical when the hotel was announced more than two years ago, said hotel consultant Robert Benton, of Robert S. Benton & Associates.

He said the next keys will be how many condo pre-sales they need to get started and how many condos it will include. He said the condo sales will provide equity for the hotel.

Montgomery said the hotel site is ideal because of its proximity to the Denver Performing Arts Complex, Larimer and Writer squares, the convention center, the 16th Street Mall, the Cherry Creek biking path, the Pepsi Center and Coors Field.

"If I were intersted in living downtown, that is where I would want to live," Montgomery said.

surprised we havenot heard the peanut gallery yet. Well, 45 stories, roughly 500 ft to top of bldg, 90 ft spire (which i like)... but the bldg is pretty damn boxy. also, it looks like it does not utilize the whole block anymore (up to lawrence).

Its not that boxy. The lawrence street side is going to be used as the entrance into the hotel, etc.

Look for a fall groundbreaking. They presented a development review case back in February, but they have not submitted permit requests.

Is it just me or are the views from Pinnacle A and B switched (or the floor plans). According to the floor plans, Pinnacle A faces more south (south west), but the view shows the northerly view. Pinnacle B's floorplan appears to be on the northeast side of the building but the view is to the southwest. Does anyone else see that or am I floorplan-reading-challenged?
