Sorry to burst your bubble, but because NY is the financial capital of the world, and the only global city in America, the demand for this space will continue. Consider the recent leases by Google and Facebook, the search for space by Blackstone, IBM, etc.
This isn't Atlanta, Charlotte, or Denver. Those cities may very well be dead. By contrast, the Greatest City in the World is alive, thriving, and with the sad decline of London, it's poised to totally dominate global finance.
