But on the multi family construction front, Dallas is tops in the USA

This is helping create many new urban spaces and clusters of density across the metroplex

I’m sure if Dallas has Toronto’s prices, they’d be building less affordable towers instead of multi family

But Dallas draws its growth from domestic middle class migrants. Toronto from upper class foreign migrants

sure, but i wasn't talking about multi-family construction, rather skyline change.

and dallas' skyline has been remarkably stagnant for a good long while now, especially given it's very aggressive population growth.

Virtually every study on the topic has foreign buyers at between 3% to 9% of the Toronto market. the vast majority of buyers are Canadian buying multiple homes as investments and either renting out the space or reselling.

Yeah, I am not a Dallas hater by any means(although I am well aware of its faults) and I am still in awe of the lack of buildings being built downtown.

Someone with a good guess or actual answer care to answer? I am beyond perplexed. I know most migrants to the metro are looking for a cheap suburban 3/2 and all the suburban development that comes with those types of areas. However, as Steely pointed out, there has been barely any large development downtown. Even with the city favoring a certain type of development, you would figure they would get more than TWO towers over 400 feet in the time span that so many American cities have been booming in that department. Hell, even little ole stagnant Norfolk has built our 3rd/4th/7th/8th/11th tallest in the last 20 years. And we are currently building our new 4th tallest as I type.

^ that's the Michigan City harbor lighthouse, ~38 miles across the lake from downtown Chicago.

It absolutely is. The first time I saw it, which was when the sky cleared up and we rounded a bend on I-5 near Tacoma, I was actually stunned by its sheer size.

Another time, I saw Mt Rainier from just south of Mt Vernon, which is about 120 miles away as the crow flies. I’ve even seen the tip of Mt Rainier from telephoto shots taken from Vancouver.

I was on Mount Maxwell on Salt Spring Island in BC and saw a bit of Mount Rainier 250km away on a very clear day. Stunning.

I learned you have to do that on a very clear day with no haze and low humidity. I was in Michigan City and Warren Dunes (MI) trying to get Chicago's skyline last summer with a huge lens but no dice.

What type of lens do you need for that? Is my EF-S 55-250 mm completely hopeless?

I used a Canon 70-200 2.8. I wish I had at least a 400mm but it wouldn't have made a difference; haze and humidity would have obscured skyline anyway. Plus it was mid day. That photo above was dusk allowing sunset to make buildings pop out.

@ Molson. That's an incredible shot. White Face (Lake Placid) is pretty far from Montreal especially to be able to get a skyline shot.

yeah my cheapo lens is just f/4-5.6, but I figure as long as I use a tripod I'll get enough light. One of the things on my to-do list this summer (assuming covid-19 subsides enough) is to take the train down to Michigan City and try to take some pictures.

I had that lens before this one. I think it has Imagination Stabilization so you can still hand hold and get good pics. Once the covids is over, I'll be up in Chicago probably in the fall and might try Michigan City again. I should have a 600mm lens by then.
