Looks like demolition is imminent, there's fencing around the site.

What's that? 32 units? That's a good addition to the area. I'd definitely like to see more smaller projects like this downtown.

Especially in that area of downtown - the smaller, but still dense, developments are perfect.

The NLand Surf Park was already underway when it was announced. These photos from the park's Facebook page were taken on 06/03. There is also a short video on the page showing earth moving equipment.

There wasting no time. I thought for sure that this project might take a while to get going, but glad they proved me wrong.

Not sure if this has been posted, but Austin Commercial to perform preconstruction on mixed-use project in Austin, Texas.

February 9th 2015

Austin Commercial has been chosen to perform the yearlong preconstruction for the $120 million Austin City Centre, a new mixed-use development for Legend Communities in Austin, Texas. This gives Austin the opportunity to build the project when it begins next year.

Austin City Centre will consist of two 16-story apartment towers, retail space and underground parking. Located at the northeast corner of IH-35 and 12th Street, the project is close to the city’s new UT Medical School campus.

Awesome. That would be the "Huston" project listed on the Emerging Projects poster.

Edit: This might be a new project because I think the Huston Residential project was the SE corner. Although this is eerily similar with two towers at ~200'.

The Northeast corner is where that seedy Super 8 Motel is. Can't say I'd be sad to see that go.

This means we could be looking at four "towers' at that intersection which means Downtown is starting to burst outside of its current boundaries.

Edit: Rhodes is the architect hence the similarity to some other projects Downtown.

This looks remarkably similar to their work on 7Rio's final design.

I think it is a new project. They have different names, but the link Jon posted also says the Austin City Center will be at the northeast corner of East 12th & I-35, while the Huston Heights project on the emerging projects list is shown to be at the southeast corner.

It's the same project as "Huston Heights." Legend Communities is developing the "Huston" project. I guess they changed the name to Austin City Centre.

Re: Austin City Centre. Glad they picked Rhodes. While their building do all bear the same aesthetic ( not a bad thing in branding).... I took a look at Legend Communities site. All very suburban designs. At least "Legend" was smart enough to make sure the style fit the location. Whew....

Where did you get that information? The little bit of info we have now indicates that they are different projects.

Looks like the same project to me. Even though they say "NE corner" the picture of the project locates it at the SE corner. You can see it's between 11th and 12th and the massing of the building in the lower right hand corner is the Super 8 motel.

This is the kind of project that could really help save Austin from becoming just a suburban wasteland. Breaking that 8 story barrier outside of dt proper has been notoriously difficult in this city but it will be necessary to have this kind of height in other areas, c'mon Mueller, Domain, Riverside and Highland.
