With our move-out date approaching, we also started seeing furnished options in order to be able to keep looking. One unit we this week saw was on the 32nd floor of Hotel Georgia and here are few photos.

It was a very nicely decorated and very hotel-like unit that had a nice view to the north.









We almost signed a lease for the unit, however we ended up finding something similar elsewhere in Downtown for cheaper, so we won't be moving here.

I have to say that the tower did feel very high quality and the hotel amenities (especially the pool) are amazing. Should one find a reasonably priced unit in this building, I would be happy to live here, but I doubt that will happen...

It's going to be nice, although my commute will be longer. Coal Harbour is a nice area to live and there is a lot of interesting projects going on.

Of course, our place is only a temporary one and the proper one could still be out in Burnaby where prices are just that much better...

The tower is a condo tower.
Do you mean people are restricted from renting to others?

I've always thought the mid-block parcels (betw Hornby & Howe, both sides of the alley, north of Dunsmuir)
shown here would make for a good office tower site.

There are plenty of short and long-term rentals on the market. They are just very expensive, although I have to say that the building and amenities do justify some extra, as they were really lovely.

I agree with officedweller that there is a tremendous amount of revedelopment opportunities in those photos. Views will be lost in the future.

IMO it's the best improvement in a reclad that I've seen anywhere. That frit is simple but brilliant in adding a modern white grid while giving the illusion of full-floor windows, and downplaying the dated chamfered corner.

I liked the chamfered corner - it wrapped/transitioned the facade around the four sides.

I find the opaque panel on the corner a poor substitute for chunkier corners like at Royal Tower or the Bentalls.

That cracked me up: Mr Leung being critical of almost anything, this is highly refreshing.

I think this is a nice reclad except for the choice of window glass used. The old window colour is a lot nicer, and added character to this short office tower. The new glass is just going to make the entire building look messy.

Sorry going off topic for the West Georgia tower, which looks really nice because the dark glass hides the mess inside.

Believe it or not I don't really care what most of you think!

I am mostly pleased with how the re-clad is turning out, though the glass could be a touch more opaque to reduce the cluttered effect of the blinds.

Most importantly the tenants who actually pay rent and pay for the building and spend vast portions of their life in the space are very happy with the increased amount of natural light in their office.

Sold $1.158M
Assessed $975K
Purchased Mar 2018 $1.358M

A very spacious 662 sqft with $607.60/mo strata fees

"completely" renovated (it's 8 years old)

$227K loss + expenses = est $288K loss

I mean, ok, but its still $1.158 Million for a small 1 bed. Is this the bears idea of winning?

The buyer obviously felt this was a deal, otherwise they wouldn't buy, bit of a far cry from what I assume most bears would assume to be "affordable."

Every investor who takes a loss makes a bear win.

The price is stupid for what it is, but there are plenty of people with more money than brains.

There was a major leak from the PH when Ryan Reynolds rented it causing severe damage to the SPH units below. I know one of the two units are still negotiating with insurance for the scope of work but the entire east side of the south facing 01 unit basically needs to be gutted. Not sure if the 02 unit (where the brown piece splotch on the glazing is) was affected by the leak. Idk how how far down the water travelled and the extent of damage caused to further units below

That's a nice little scoop. I wonder what caused such massive leak? Insurance premiums in this building must be astronomical.
