what is going on with Domain Towers II, III and IV ?

I have yet to here of an announcement of who is moving into Tower II and the other two Towers were covered over with grass

I know things changed after Covid but I am really surprised no tenant announcement for the tower that is almost done

PayPal will take the top two stories of Domain 2. The article seems to imply that it's a move, not an expansion. They currently have space at 7700 Parmer (up by the new Apple Campus).

Believe it or not, I can see it at night from a few places around south Austin. One spot in particular along Brodie Lane between Slaughter Lane and William Cannon is 15 miles away as the crow flies. You can't even see downtown from that spot, which is too far east to show up, but Domain Tower 2 shows up pretty easily.

So how long has that lighting been up? Haven't seen it before and haven't seen it mentioned on this thread yet?

I don't know exactly, but I'd say several months at least. Another spot I can see it from in south Austin is on James Casey Street at Radam Lane, about two blocks south of Ben White next to the South Austin Medical Center. There are a few other spots here and there where it shows up, but those two views actually shape up as a "skyline view" especially the James Casey one.

Domain Central 1 tower may spark new wave of redevelopment at North Austin community

Domain Central 1 will stand 26 stories tall, with three levels of underground parking, 13 levels of above-ground parking and 13 office levels. The tower will be 997,426 square feet and cost $143 million to build, according to a filing with the Texas Department of Licensing and Regulation, although it should be noted that such estimates can change.

At that height and square footage, Domain Central 1 would be the tallest and largest building at The Domain.
The TDLR filing gave an estimated construction start date of Nov. 1, with work wrapping up in June 2025. Kendall/Heaton Associates Inc. was listed as the design firm.

But on a July 29 earnings call, Cousins Properties President and CEO Colin Connolly indicated construction of Domain Central might not begin this year, citing rising development costs as a barrier. While demand for new developments remains high, material and construction costs have compressed yields.

"I think over time we need to see costs come down or rents go up for us to financially justify moving forward," Connolly said. "I'm actually optimistic that's going to happen, and faster than many believe."

Domain Central 1 represents the "first phase" of "a transformational development opportunity in the heart of The Domain," Connolly said in a previous earnings call in April. Domain Central comprises 5.6 acres in the heart of the mixed-use community, all owned by Cousins, according to the investor presentation.

"There is nothing else like it in Austin," Connolly said.

Looking a little more closely at that photo, it's crazy that they're already talking about potential redevelopment of some of the shorter towers. Who knows when that would happen, of course, but that's just nuts to me.

Also, there is a rather large surface lot not impeded by the giant power lines - between Shake Shack and Macy's - that is begging for a tower or two.

I wouldn't describe Domain 3 & 4 as "towers." Additionally, when they actually redevelop them they will be roughly 25+ years old, I believe. It's not the highest and best use of the land underneath them - especially when one could build a 15+ story tower on those plots.

The parking lot will never be built upon. It's a power/electrical easement. Now, if one could (or rather would) relocate said power lines, then maybe you have something.

They won't do it, but I bet the surface parking bounded by Macy's, Shake Shack, and Gloria's is technically fair game for development.

What really jumps out to me is the (relative) lack of parking for a Domain-area tower, even a residential one.

Not really. There are actually a ton of places to park around the stadium. I usually just go to Delta Drive which is $25.
