The revised version went before the full PHC yesterday and was approved.

With the latest revisions since the Architectural Committee meeting and the previous PHC meeting, 2204 Walnut St was approved yesterday by the Historical Commission, with staff to review details; the vote was 6 to 3, with one abstention. It had been continued from the previous PHC meeting to allow further revisions in collaboration with the Center City Residents’ Association and the Preservation Alliance.

For reference and context, this pdf contains the latest revisions, as well as the minutes of July’s Architectural Committee meeting: https://www.phila.gov/media/20220902...revision-1.pdf

Not a huge change, but i do like the setback better in the new version. It makes the tiers gentler especially from the side view. Glad it got approved.

This makes me so happy. This is my favorite small development going on in the city right now. It reminds me a lot of something that would get built in a chic neighborhood in NYC. I just hope Dranoff takes note when he finally proposes something across the street.

So glad that was approved. It will really do wonders for that stretch of walnut and hopefully we can get another cafe there. I always feel like once you leave Rittenhouse to Fitler Sq the foot traffic kinda dies off.

Yay to both! The additional setback at 2204 Walnut will make for a nice terrace.

Sunshine and summer heat will destroy them. You can already see the dents and indentation from install so imagine when they get over 100 degrees (easily with the black paint), it will further tort and bend...guarantee. And, it's ashame because the base is not bad at all.

I noticed this morning that the lot at Hicks and Pine (1500 block of Pine) is closed and they have the building permits posted. (The project: https://www.ocfrealty.com/naked-phil...d-change-a-bit)

It's so hard to believe that, in a few years' time, few gaps will remain on North Broad Street between City Hall and Girard. All that will be left are the surface lots and parking structures around the former Hahnemann Hospital, 523 North Broad (which is apparently still moving forward), 676 North Broad (which has been purchased), the surface lot at Broad and Wallace, and a few low-slung buildings on the eastern side of North Broad. The dream of having a continuous urban experience between City Hall and Temple's campus grows closer and closer to reality with each passing year.

Speaking of North Philly: I found myself driving along Cecil B. Moore Avenue the other day. There is so much new construction going on between Ridge Avenue and 29th Street that it's starting to look unrecognizable. It is also noticeably cleaner around the area. The energy from Brewerytown has definitely taken hold on and just north of Cecil B. Moore Avenue.

Where are you seeing that 676 N Broad was purchased?

Don't forget that massive surface lot at Broad and Melon. That could easily support something massive.
