Construction Logistics Community Meeting:
400 North Lake Shore Drive
Alderman Reilly and the Streeterville Organization of Active Residents (SOAR) are co-hosting a community meeting with Related Midwest to discuss the start of construction at 400 North Lake Shore Drive. The meeting will take place on Tuesday, October 17 at 6:00pm via Zoom.

In 2018, Alderman Reilly denied Related Midwest’s original proposal for this location based on resident feedback. After making significant changes, their proposal secured City Council approval in June 2020. Please click here for more information regarding this planned development.

Pre-registration for this community meeting is required and there will not be an open Q&A session.

A recording of this meeting will be posted in Reilly Reports and on our website.

I wonder if they can negotiate some height back, still fine with 875' though.

If it were the zoning height maybe it could even be a little higher than 875? Or was that the max allowable for the site?

Anyway, it'll have the impact of One Bennet Park but IMO will be a bit nicer looking, and of course will eventually have a fraternal twin.

I wonder how the scale of the other building will be affected.

Found a tweet from two hours ago, so likely someone who attended the meeting. Seems like pretty big news, unless I missed it elsewhere

Thanks BVictor. Great news they're breaking ground in this environment! Regarding the tweet earlier, the south building won't start until the north is complete in 2027? That's going to look awkward for a few years then. Is the south building condos? Hotel? Any ground floor retail? Would be nice to have another restaurant/bar in that area.

Awesome that this is starting Q1. Really this is a pretty significant moment - after almost 15 years of waiting since the failure of the spire, it's finally happening.

Does removing that other building from the render imply that they don't intend to develop a similarly styled twin? What are they trying to say? Did they explain?

If this is like NEMA that originally had a twin and they only developed one of them, I think this is a positive development in my opinion, rather than them committing to 765 ft. It leaves the door open for something bigger hopefully.

But also, does this mean that the entire $500m in the financing they are seeking is just going to this one tower?

Very confused atm but excited to learn more.

I'm posted the tweet and I think I jumped the gun with my reaction. It doesn't seem like that render means the final plans for the site are any different, but instead that they'll build the taller north tower first.

Ah ok - thanks for clarification.

Well lots can change between now and 2027. These twin type developments have a habit of falling through.

Does anyone know what they maximum height they have approval for here at the moment?
