They did the exact same thing on a stretch of Claiborne uptown by Tulane recently. It was all wavy and seemed like they finished, but then within the space of a week they stripped and repaved the upper layer of the whole thing, and now it's quite smooth.

Wonder where the four will go? I can see one going into South Market.

Developer plans five-story pencil building for lot on St. Charles Avenue

This area at foot of St. Charles near interstate needs whatever help it can get imo. Passing by see a ton of vacant buildings / storefronts

A local developer is moving forward with plans to build a five-story building with four apartments and ground-floor retail space on a vacant lot next to the old Emeril's Delmonico’s in the 1300 block of St. Charles Avenue.

Work crews drove several test piles at the site last week in preparation for a groundbreaking that developer Curtis Lawrence hopes will be later this summer. Before that can happen, however, Lawrence needs the city to approve several variances, including a height waiver, so he can build nearly three feet above the 60-foot limit; a parking waiver, so the building does not have to provide off-street parking; and a density waiver, which will allow the building to have one additional apartment beyond what is permitted for a structure that size.

The pencil building proposed for 1304 St. Charles Ave. will be tall and narrow, constructed on a 3,000-square-foot lot that was formerly the site of Sarouk Rugs. Lawrence purchased the vacant storefront in October 2021 and demolished it to make way for the mixed-use building, which will have a rooftop bar and pool and be operated as a complex of short-term rentals.

“It’s going to be a nice rooftop with panoramic views of the city,” said Lawrence, who estimates his total development cost at $4 million. “I am connected with a lot of professional athletes and upscale business people. It’s going to be the kind of place they’ll want to come.”

Though the city currently has a ban on new commercial short-term rentals, Lawrence plans to apply for a hotel license.

Agree regarding 1304 St. Charles. This area can easily support a higher height restriction, increased density, and parking could be handled by one of the numerous lots in the surrounding area.

The area lake side of St. Charles has seen great growth with full blocks redone in the area of Carondelet, Baronne, and Erato. I know these are mostly airbnb and should have included low income or market rate housing, but what was built is clearly an improvement.

1304 St. Charles has been for sale for awhile. This corner is key to the entire area in my opinion.

The City Council approved demolishing just the school portion of the Our Lady of Lourdes site at the corner of Freret and Napoleon to make way for a Trader Joe's. I'm glad to see something going there, considering people have tried and failed a few times already to renovate the existing building, and it just makes that entry point to Freret so unwelcoming. You'd hardly know there's a bustling commercial corridor behind it. Plus, while it would be nice to get more of these in other parts of the city, more fresh food options in New Orleans are always better. It provides a more affordable alternative for Milan residents than Fresh Market, and it's at least a little closer to Central City than that small Rouse's is.

Also I read that the Trader Joe’s on Tulane Avenue is finally moving forward.

add in that yesterday they knocked the old scrap building down that was on Earhart near Claiborne, a sign they are moving along to get that "park" done where the food trucks park

They just applied for a permit to build a "food truck plaza" there for the superbowl. I hope that truck that's usually there gets a free pass to set up

I wonder if they will try to spruce up that stairway back there that leads over the tracks to the dome.

Passenger rail service could return to the Gulf Coast between New Orleans and Mobile early next year, thanks to a new agreement between the city of Mobile and Amtrak.

Mobile city leaders said last week they have finalized language for a funding agreement and ground lease that will pave the way for construction of a new train stop — the final hurdle needed before the service can begin. A majority of the Mobile City Council, which had opposed the deal earlier this spring because of concerns over its cost, is expected to approve the agreement next week.

The breakthrough is a win by those whose have been trying to bring passenger trains back to the Gulf Coast for the first time since Hurricane Katrina. The service would run twice a day in each direction between the Union Passenger Terminal in downtown New Orleans and a new platform in downtown Mobile, with stops in Bay St. Louis, Gulfport, Biloxi and Pascagoula along the way.

“We are very excited about this,” said Knox Ross, chairman of the Southern Rail Commission. “We’ve been working on this for a long time. It’s time to get something up and running.”

The deal is also potentially significant for the return of passenger rail service between New Orleans and Baton Rouge, which was discontinued in 1969. The commission and former Gov. John Bel Edwards’ administration spent years trying to come up with a plan and identify funding sources for the line, though their efforts are stalled at the moment.

My brother was going to Mobile every other day for this train and then just stopped when Mobile and Amtrak couldnt get a deal done for a station. guess he'll be back on that route soon


the Baton Rouge route wont happen until they build a new bridge through the spillway, the BR route uses the lower bridge near the river and it is unsafe for passenger travel, so until they get that done, this one aint happening any time soon


what ever happened with the tram/train whatever was supposed to be being built at the airport

The train at the airport is a future project. First they're going to build a new roadway from the south terminal area to the North terminal that's completely on airport grounds. It's planned in a way that would allow a train/people mover to be added to that same route at a later date. This would tie into a station on the New Orleans to baton rouge rail line

I really wasn't expecting Mobile to come around on this, great news!

I recall that the NOLA-BR line would be regional rail and not Amtrak. Anyone know why this wouldn't be a good Amtrak candidate?

It will 100% be Amtrak. The only alternative is creating a new state agency to own and operate the trains, and I doubt the Republicans in BR want to create another new government agency. If Amtrak does run the trains, the state or local governments will have to reimburse them for the expense. Amtrak can also compel CPKC to grant access to their tracks, while state and local governments do not have that ability.

Amtrak can still (eventually) build up to a regional rail level of service with several round trips per day - this is what they have done in San Francisco with the Capital Corridor, or in the Midwest with Hiawatha. But operating that many trains will require a lot of pricey physical upgrades to the line - replacing the Spillway bridge, total track replacement, crossing gate upgrades. Longer term they will need sections of double track for passing, and a flyover at East Bridge Junction in Metairie.

hey, yall. First time poster. Have been browsing for a while now. Was curious if anyone knows what the story is with the big building on tulane by carrollton- close to the chick fil a...it looks like they started painting it white and have protective film over the windows but it seems like whatever work that was being done at some point was randomly stopped. No progress. Any ideas? Ill include an older pic of the building below. Thanks

Not sure. I know the base of it is still an active storage facility and a recording studio. There is also a lot of telecommunications stuff on the roof for cell service.
