Lots of expensive homes north of the mall - take a drive along 167 Avenue and all will be revealed. That is why Simons is opening there.

All the outer Henday suburbs are essentially the same. Want an example? Both a co-worker and her husband bought their house in the Pilot Sound area which was from the builder and floor plan as my managers manager in Secord in the far west.. So really 6 of 1, half a dozen... Hence why if you notice all the power centres on Henday in Edmonton have essentially the same retail mix... Doesn't matter if its Manning, Namao, North Edmonton/Skyview, Terra Losa, Lewis Estates, Tewilligar, Heritage Valley or The Meadows... Demographically and economically there is little variation... Middle class workers with growing families...

Another weird anecdote is just in my own home district, lot more Tesla/Audi action this month than in seasons past... And not just from real estate developers/land lords... And I'm a block off 118th... #timestheyareachanging Even the NE...

I was at the BOMA charity golf tournament at the Quarry last week and was quite surprised at some of the nice houses up there east of Manning. A fairly upscale neighbourhood with some really expensive homes

A few neighbours at my Parkdale house have some nice cars.. next door is an X5 and a Lexus LX460, BMW across the street, ML Benz up the street.. all homeowners, all Asian (not that that matters.. just an observation) and they've been there for as long as I've owned the place...

In Alberta a fully decked out truck can be 80-100k and you see more of those than the BMW and Mercedes so there is money out there. With Respect to Northeast Edmonton a lot of growth over the past 10 years and some big houses in those areas. Londonderry is situated in a primary location and with Henday being completed even more of a primary source of shopping for people coming in from Northeast Alberta.

If they are trying to go more upscale, I don't think Edmonton has very many coach or kors stores,do they have more than 2?
Vancouver is bigger but there are about 5 or 6 coach stores and about the same amount of Kors stores in addition to the outlet versions.
I think Edmonton could have at least 1 or 2 more locations for each.

^Southgate services a huge part of the population on the Southside that may never go to their store on Whyte Avenue, I can see the business case for doing so.

Even a freakin' Old Navy would add a bit of action to the place since at one time it hosted The Gap, Club Monaco among other top-tier brands... Now it's Garage which is basically one step up from Stitches... H&M, Zara would be about what I'd hope would be some of the mini-anchors the mall has been trying to line up in the 10,000 sq ft size according to their new lease map... Aka the old food court size and some of the spaces adjacent to Simons... Hope also Hudson's Bay can pull itself out of the fire since it has a lot of good things going for it, just not well executed...

the bay should add standalone or semi-attached TOP Shop and TOP man stores, as opposed to a dedicated area inside the bay.

The one in Richmond Centre has it owns entrance from the mall, is next to the Bay and is connected to the bay further inside the store but only a small passageway basically.
