In New Orleans East, a 'below the radar' commercial hub brings hope for new investmen

Gowri Kailas, owner of the Executive Plaza in New Orleans East, wants people to know that his 1970s-era glass and steel office tower, which most drivers would barely notice as they zoom by on the nearby interstate, is actually a thriving commercial hub that belies the area's reputation for urban decline.

Kailas, who emigrated from Hyderabad, India a half-a-century ago, has owned the 11-story complex since he and his brother Mohan first got into New Orleans real estate in the early 1990s. It was his very first project, acquired from an insurance company that had foreclosed on its delinquent owner.

He managed to turn the building around within a few years, taking it from a quarter-full to an occupancy level of around 90% by the end of the decade. It prospered, even as the local economy buckled under pressure from the oil bust, job losses at the NASA Michoud assembly facility and an exodus of many of the area's more affluent residents....

From the same article on New Orleans East: "He [Troy Henry] is building a 24-pump Shell fuel station with a related car wash, retail and a food court that will include six food vendors. The "multi-million-dollar" project covering six acres at 8400-8500 Chef Menteur Highway, called The Sterling Center, will start construction next month, Henry said.

Only place a stadium can work in this metro is Downtown next to tourism, hotels and convention space.

Any update at all on Clearview Mall renovation? Feels like 5 years on nothing has happened to the actual mall with only a couple of build outs in the parking lot. Their Instagram account appears to be reduced to a Taylor Swift fan page.

I work near there, only work being done is they are finishing up on the apartment/condos in the back, nothing else currently

Do we know when the building at 2121 Chartres (corner of Elysian Fields Ave) will start undergoing renovations? Also, is there any update on the Naval Base building in the Bywater?

its leased to Jaeger, all you need to know, however this article from January says if he cant get funding by May he'll give it back to the city...I dont believe anything he says however

Another Trader Joe's?

Looks like a third Trader Joe's in the area could be opening at Napoleon and Freret, pending approval to demolish the Our Lady of Lourdes school buildings (not the church). Excited we'd be getting more of them, but I do wish we had more grocery stores opening in parts of the city that aren't already very accessible to fresh food. Then again, I think their Tulane Avenue location kind of fits the bill, so that's something.

"City officials have outlined plans to enhance signage, lighting, and sidewalks around the Superdome and other popular areas, including the French Quarter. "There will be a lot of stuff in the French Quarter and hot spot areas,” said Jay Cicero, with the Greater New Orleans Sports Foundation. Cicero says there will be hundreds of volunteers to coordinate in helping host one of the world’s biggest sporting events. “It’s mainly things on the campus, beautification things, painting, and maintenance some repair and curb repair,” said Thornton."

Something that caught my eye: "Sources hope for projects to include improvements along Downman Road, a key route for private plane owners arriving in the city. There is also hope for updates to Plaza Tower, although no plans have been announced."

Man if that’s what it takes to get city officials moving - then the Super Bowl should come every two years 😅🤣😂

Given past reports of cities asking downtown building owners and occupants to turn on their lights during major sporting events, it wouldn't surprise me if this is exactly what they're thinking. Either way, thank god it'll probably only be seen at night during the broadcast lol.

Why won’t the city just cut their losses, stop waiting on Jaeger and tear it down? It’s like putting makeup on a garbage dumpster; it’s an eyesore.

friend come in town and yet again, downtown when I had no plans to go. casino gave me a swift kick to the junk also, lol

hard to get pics between the windshield wipers and rain drops but here ya go

coming off the offramp to Poydras at Claiborne, they have the lanes divided where the right lane forces you to turn right while the left funnels into 1 lane by the dome, add in the light by the dome arent working, creates a ton more traffic









Hard to see but the canopy is being built off the front of the Hotel



Poydras/Convention entrance is still not open, concrete needs to be poured, some paint and finish work but its close though

Samir is on vacation but I talked with another higher up and Canal street smoking section mystery solved.

they are redoing the floor as its too slippery, thats why the gates come down. the "Glass" on there now is actually plastic and looks like they were closing it in, turns out they are just sealing it up because they were getting too much dust inside and it was interfering with the new floor coating. told them they could have used a roll of plastic, would have been way, way cheaper

was scheduled to open 3 weeks ago, so hopefully its open soon






and also, it cost a fortune, but they are now showing the UFC and boxing fights at the Sportsbook. because they go by how many people the building can hold, the price for businesses increases, it cost around $180k to broadcast each PPV fight

So I’m guessing the roof will stay the same color ?
